{"id":482855,"date":"2024-07-10T12:35:56","date_gmt":"2024-07-10T16:35:56","guid":{"rendered":"https:\/\/commercialobserver.com\/?p=482855"},"modified":"2026-01-13T16:14:21","modified_gmt":"2026-01-13T21:14:21","slug":"la-optimus-office-housing-conversion-sale-rose-equities","status":"publish","type":"post","link":"https:\/\/commercialobserver.com\/2024\/07\/la-optimus-office-housing-conversion-sale-rose-equities\/","title":{"rendered":"Optimus Properties Sells Office-to-Resi Development in L.A.\u2019s South Bay for $31M"},"content":{"rendered":"<p><span style=\"font-weight: 400\">A fully leased, midsize office building in Los Angeles County\u2019s South Bay has sold for a sizable premium thanks to an approved plan to flip it into a multifamily property.\u00a0<\/span><\/p>\n<p><b>Optimus Properties <\/b><span style=\"font-weight: 400\">announced it sold the 65,300-square-foot building in Torrance, Calif. \u2014 along with entitlements to redevelop it into 272 apartments \u2014 to <\/span><b>Rose Equities <\/b><span style=\"font-weight: 400\">for $30.5 million. The L.A.-based seller acquired the asset for $15.8 million in 2019.<\/span><\/p>\n<p><span style=\"font-weight: 400\">The office is on a 5.5-acre site at <\/span><b>2325 Crenshaw Boulevard<\/b><span style=\"font-weight: 400\">. It is fully leased to the County of Los Angeles and has served as the regional office of <\/span><b>Department of Children and Family Services<\/b><span style=\"font-weight: 400\"> since 1999.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">Optimus said the firm recognized the softening of the office market after the pandemic, and quietly marketed the site to multifamily developers.<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u201cWe always try to have multiple exit strategies to ensure a safe investment and high returns for our investors,\u201d <\/span><b>K. Joseph Shabani<\/b><span style=\"font-weight: 400\">, principal at Optimus, said in a statement. \u201cThe large parcel allowed us to market this site to a multifamily builder and provide our investors with net returns approaching 26 percent per year. Without the multiple exit strategy here, we would have been at the tenant\u2019s mercy, which is never a good place to be.\u201d<\/span><\/p>\n<p><strong>Newmark<\/strong>&#8216;s <strong>Anthony Muhlstein, Chris Benton, Kevin Shannon, Ken White, Gabe Munson <\/strong>and <strong>Colliers&#8217;
