Convene<\/b> has signed a lease for 72,000 square feet at <\/span>30 Hudson Yards<\/b> for a new event venue, Commercial Observer has learned.<\/span><\/p>\n

The flex office firm, which specializes in meeting and event spaces, will open its largest location in the city at Hudson Yards and occupy the entire 24th floor of the 2.6 million-square-foot tower after signing a sublease with Warner Bros. Discovery <\/strong>in the building, according to CBRE’<\/strong>s Robert Alexander<\/strong>, who brokered the deal for the subtenant.<\/span><\/p>\n

Convene also leased an additional 2,770 square feet of retail space on the ground floor for a \u201cdedicated lobby,\u201d welcome center and private elevator entrance for the coworking company\u2019s clientele, Convene said.<\/span><\/p>\n

\u201cNew York City continues to be a top-performing global destination for corporate meetings and events,\u201d <\/span>Brian Holland<\/b>, head of real estate at Convene, said in a statement. \u201cMany of our existing clients are headquartered or have a significant presence at Hudson Yards, and this opportunity allows us to better serve our global client base at one of the city\u2019s iconic mixed-use destinations.<\/span><\/p>\n

\u201cWe’re extremely confident in our expansion into Hudson Yards in an A-plus building in one of New York’s most attractive submarkets,\u201d Holland added.<\/span><\/p>\n

The lease was signed for 10 years with an asking rent of $110 per square foot, according to Robert Alexander, who worked with CBRE’s Ryan Alexander<\/strong>, Taylor Callaghan<\/strong>, Anthony Manginelli<\/strong>, Nicole Marshall<\/strong>, Graham Walter<\/strong> and David Katz<\/strong> on the deal.<\/span><\/p>\n

CBRE’s Rocco Laginestra<\/strong> brokered the deal for Convene while Related handled it in-house via\u00a0<\/span>Stephen Winter <\/b>and <\/span>Elliot Karp<\/b>.<\/span><\/p>\n

Convene\u2019s new 30 Hudson Yards outpost is set to open in the summer of 2025 and will comprise 10 individual event spaces with a maximum capacity of approximately 1,500 guests, the firm said. The new location will also feature a grand hall and a gallery space designed for networking and cocktail receptions.<\/span><\/p>\n

Convene has been working to develop its New York portfolio lately. In April, the firm expanded its lease at <\/span>Stawski Partners<\/b>\u2019 <\/span>360 Madison Avenue<\/b> to 68,000 square feet across the fourth, fifth and sixth floors, <\/span>as CO previously reported<\/span><\/a>.<\/span><\/p>\n
