Beverly Hills-based real estate investment company <\/span>Hawkins Way Capital <\/b>has acquired a former hotel on Manhattan\u2019s Upper West Side that is now used as student housing.<\/span><\/p>\n

The <\/span>American Musical and Dramatic Academy<\/b>, better known as <\/span>AMDA College of the Performing Arts<\/b>, sold its <\/span>Stratford Residence Hall<\/b> at <\/span>117 West 70th Street <\/b>for $80 million, <\/span>according to a deed filing in property records<\/span><\/a> made public Friday.<\/span><\/p>\n

The 10-story property on West 70th Street between Columbus Avenue and Broadway, built in 1928, was acquired by AMDA in 1996, <\/span>a deed filing from the time indicates<\/span><\/a>, but the sale price was unknown.<\/span><\/p>\n

Joshua Bird<\/b>, managing director and general counsel at Hawkins Way, signed the new deal for the buyer, while <\/span>David Silverman<\/b>, chief financial officer at AMDA, signed for the seller, records show.<\/span><\/p>\n

It\u2019s unclear why AMDA is offloading its student dormitory. Spokespeople for AMDA and Hawkins Way Capital did not immediately respond to\u00a0 requests for comment.<\/span><\/p>\n

Hawkins Way, an investment firm with $3 billion in assets under management, has been striking up major student housing deals in New York City in recent years, selling the former <\/span>DoubleTree by Hilton<\/b> hotel at <\/span>569 Lexington Avenue<\/b> to the <\/span>City University of New York<\/b> for $125.6 million <\/span>in August 2025<\/span><\/a>.<\/span><\/p>\n

In July of last year<\/span><\/a>, Hawkins Way also acquired the 492-room tower at <\/span>99 Washington Street<\/b> in the Financial District, a hotel previously branded as a <\/span>Holiday Inn<\/b>, from Philadelphia-based <\/span>GF Hotels & Resorts<\/b> for $154.5 million.\u00a0<\/span><\/p>\n

Plus, i<\/span>n July 2024<\/span><\/a>, the firm bought a 122-unit student housing property at<\/span> 300 West 20th Street<\/b> from <\/span>The New School<\/b> for $30 million.<\/span><\/p>\n
