Brookfield<\/b> is in exclusive talks to acquire a stake in <\/span>Hudson Square Properties<\/b>.\u00a0<\/span><\/p>\n

The under-wraps deal, <\/span>first reported by the<\/span><\/a> Wall Street Journal<\/span><\/i>, would secure Brookfield a 10 percent stake in the 13-property portfolio.\u00a0<\/span><\/p>\n

After a decade as minority investor and operating partner, <\/span>Hines<\/strong> would no longer hold its stake in Hudson Square Properties, a source familiar with the deal told Commercial Observer. Hines entered the joint venture, primarily owned by Trinity Church Wall Street<\/b> and Norges Bank Investment Management<\/b>, in 2016.<\/span><\/p>\n

The pending deal with Brookfield values the collection of in-demand buildings on Manhattan\u2019s West Side at $3.5 billion. <\/span>The talks, expected to close in the coming months, would also see Brookfield take over as the joint venture\u2019s long-term operating partner, an unnamed source told the <\/span>Journal<\/span><\/i>.\u00a0<\/span><\/p>\n

Hudson Square Properties has <\/span>emerged this year<\/span><\/a> as a particularly attractive hub for tech and media tenants. News of Brookfield\u2019s deal comes fresh off the heels of <\/span>Anthropic<\/b> finalizing its 16-floor lease<\/span><\/a> at <\/span>330 Hudson Street<\/b>, owned by <\/span>AEQ Capital<\/b>.\u00a0<\/span><\/p>\n

Other major deals in the neighborhood \u2014 all of which fall under Hudson Square Properties \u2014 include massive leases at <\/span>345 Hudson Street<\/b> by <\/span>PayPal<\/b> in late 2025<\/span><\/a> and health platform <\/span>Tennr<\/b> in May<\/span><\/a>,<\/span> as well as large<\/span> lease renewals<\/span><\/a> by software developer <\/span>Notion<\/b> at <\/span>75 Varick Street<\/b> and creative production firm <\/span>RadicalMedia<\/b> at <\/span>435 Hudson Street<\/b>.<\/span><\/p>\n

The neighborhood, once known for its 20th century printing and graphics industry, has pivoted to emerging industries in recent years, bolstered by major arrivals from companies like <\/span>Google<\/b> and <\/span>Disney<\/b>. Its robust leasing activity this year has benefited from a citywide shortage of desirable office space and from Hudson Square\u2019s proximity to attractive areas such as SoHo, Tribeca and the West Village.<\/span><\/p>\n

Spokespeople for Trinity Church Wall Street and Hines declined to comment. Spokespeople for Brookfield and Norges Bank Investment Management did not immediately respond to requests for comment.\u00a0<\/span><\/p>\n
