  • Public Sector & Frameworks: The GMI teams delivering four live NEPO projects Across Yorkshire and the North East, GMI teams are currently on site delivering four major public sector projects through the NEPO framework. The portfolio includes the restoration of the George Hotel in Huddersfield, the regeneration of Freshney Place in Grimsby, the refurbishment of Customs House in South Shields, and a new headquarters for County Durham and Darlington Fire and Rescue Service. Each project responds to a different local priority, from heritage and town centre regeneration to blue light facilities. Together, they demonstrate the breadth of GMI’s public sector capability and the value of regional teams that can work closely with clients, consultants and local stakeholders from preconstruction through to delivery. They also show how frameworks provide a flexible and effective route to bring forward complex projects while maintaining a clear focus on programme, quality, social value and the needs of each place.   • Market Insight: There is a lot of opportunity in the hotel market, particularly where existing buildings can be brought back into use. Destination schemes, whether hotel, retail or leisure, are rarely straightforward. Existing structures, heritage requirements, city-centre logistics and the future operation all need to be worked through early. GMI’s hotel experience now covers more than 2,460 keys, delivered or currently on site across new-build, refurbishment and heritage-led regeneration. Since we first published those figures, two schemes have moved from construction to completion, including Dakota Hotels Manchester Airport, handed over four weeks ahead of programme. The carousel looks at three examples from that wider experience: - Malmaison, Manchester, where a vacant office building was converted into a boutique hotel. - Dakota Newcastle, involving the refurbishment, reconfiguration and extension of a prominent Quayside building. - The George Hotel in Huddersfield, where we are working with Kirklees Council to bring a Grade II* listed building back into use as a 108-bedroom hotel, via NEPO. Each building brings different challenges, but the same issues need addressing early: structure, buildability, sequencing, servicing and how the hotel will operate once complete.   • Project Update: CLT installation marks a major milestone at 35 Fountain Street, Manchester Cross-Laminated Timber installation is now under way at 35 Fountain Street, marking another important step in the transformation of this prominent city-centre building. The project will deliver 87,000 sq ft of Grade A workspace for Bywater, combining the retained structure with a lightweight timber-hybrid extension. As the market continues to shift towards lower-carbon buildings, retrofit and intelligent reuse are becoming increasingly important. At 35 Fountain Street, retaining the existing building and introducing lower-carbon materials is helping to significantly reduce the embodied carbon associated with demolition and new construction. The scheme is targeting an upfront embodied carbon intensity of 371 kgCO₂e/m², compared with a typical new-build office benchmark of approximately 1,000 kgCO₂e/m². This level of performance starts with early engagement. Our preconstruction, design and delivery teams work closely with clients and consultants to test options, manage risk and identify where structural reuse, material selection and buildability can deliver the greatest value.   • Public Sector & Frameworks: Unit D completed at Teesside Airport’s Southside Business Park, the first building delivered as part of the wider £200m development. The 25,000 sq ft unit was procured through Pagabo’s Medium Works Framework and delivered in 33 weeks within a live airport environment. The team had to manage airside restrictions, crane approvals, UXO risk and the day-to-day operation of the airport. Working closely with Teesside International Airport, Pagabo and the consultant team allowed those issues to be addressed early and the building to be completed ahead of programme. Victoria Ashby, Head of Development at Teesside Airport, said: “Communication remained clear throughout the pre-construction and delivery periods, helping to ensure that our expectations were understood and delivered.” Victoria added: “The project was delivered ahead of programme. GMI adapted to change and provided innovative solutions throughout the delivery of the scheme.” For public sector clients and consultants, Unit D shows how we approach framework projects: early involvement, clear communication and practical management of risk through to completion.     🏗️ Supporting the delivery of Teesside Airport's Southside Business Park. Teesside International Airport has reached a major milestone in its £200m Southside Business Park with the completion of Unit D which is the first operational building within the development. Procured through the Medium Works Framework, which we manage on behalf of The Education Alliance (TEAL), the £6.5m project was delivered by GMI Construction Group PLC. Early engagement through the framework provided a fast, compliant route to market, enabling collaborative planning and the successful delivery of a complex project within a live operational airport environment. The completed 25,000 sq ft industrial and logistics facility marks the first step in creating a thriving hub for logistics, manufacturing and commercial growth, helping to drive inward investment, create jobs and deliver lasting social value across the Teesside region.   • Responsible Business: Creating practical routes into construction A group of care leavers have completed a 10-week multi-skills programme delivered by GMI in partnership with Trafford & Stockport College Group. The programme included practical sessions in plumbing, painting and joinery, helping participants develop useful skills and gain a recognised Level 1 qualification in Multi-Skills. Everyone who completed the programme achieved the qualification. Several participants have since progressed into full-time college courses, while others have been supported with interim employment opportunities. The programme was coordinated by James Bruce, GMI’s Responsible Business Partner, as part of our Construction Cares programme and our wider commitment to creating lasting social value across the North West.   • Industry Awards: GMI finalist for Main Contractor of the Year GMI Construction has been named a finalist for Main Contractor of the Year (Under £500m) at the 2026 Building Magazine Awards. The recognition follows a significant year for the business, with continued regional growth, increased public sector and framework activity, and further investment in our people, technology and supply chain relationships. It also reflects the performance of our project teams. Valerian at Foss Islands Road, York for Urbium Capital and Gregory Property Group and Dakota Manchester Airport for Evans Property Group both handed over four weeks ahead of programme, while teams across Yorkshire, the North West, the Midlands and the North East continued to deliver complex projects for clients across our five core sectors. Our submission also highlighted GMI’s Exceptional Delivery approach and the focus we place on providing greater certainty, consistency and a strong customer experience.   • Project Update: Moss Lane East tops out in Manchester GMI has reached a major milestone at Moss Lane East, with the 261-bed purpose-built student accommodation development officially topping out. The scheme is GMI’s fourth project delivered in partnership with specialist PBSA developer Alumno and will provide a mix of cluster flats and studios overlooking Whitworth Park. The project team has successfully managed a number of complex delivery challenges, including its constrained city-centre location, the restoration of a Grade II listed building and securing Gateway 2 approval under the Building Safety Act. Phillip Johnson, Regional Director for the North West at GMI Construction, said: “Reaching this milestone is a real credit to the whole project team. Gateway 2 has been a major challenge for the industry, so securing approval and maintaining progress on site demonstrates the strength of the team and the detailed planning behind the scheme.   • Exceptional Delivery: Dakota Manchester Airport handed over four weeks early GMI has completed and handed over the new 154-bedroom Dakota hotel at Manchester Airport four weeks ahead of programme. Located next to MIX MANCHESTER, the hotel is the fifth project GMI has delivered in partnership with Evans Property Group and the Dakota Hotels brand, building on a strong and established relationship. The early handover reflects the planning, coordination and attention to quality maintained by the project team throughout delivery, working closely with the client, consultants and supply chain partners.
