Sharing more exciting updates from our projects on site—this time from Japan, where our team recently visited Hibiya Crosspark as construction continues to progress. The 6.5-hectare regeneration masterplan will create a new urban destination in Tokyo centred on connectivity, technology and public life. The development includes a public space, a 31-metre podium and four towers. Among these is NTT Hibiya Tower, a mixed-use flagship development by NTT Urban Development Corporation and TEPCO Power Grid incorporating NTT, Inc’s next-generation light-based digital infrastructure, IOWN, promising to be a highly responsive building and future-focused workplace environment. During the visit, the PLP team met with members of NTT Urban Development Corporation and the design construction team to review progress and discuss material selections for NTT Hibiya Tower and the wider masterplan. The materials reviewed on site remain under consideration, and we look forward to sharing more as this exceptional project continues to take shape. Construction is progressing well at The Clifford, PLP Architecture's latest project for Singapore Land Group Limited in the heart of Singapore's CBD. Rising 220 metres between Raffles Place and Marina Bay, the mixed-use tower will deliver premium Grade A offices, retail and lifestyle amenities, creating a vibrant and connected destination for the city. During excavation works, a remarkable discovery was made: a boulder identified as part of the Fort Canning Boulder Bed — a geological formation over 65 million years old and unique to Singapore's CBD. A fascinating reminder of the rich history that lies beneath one of Singapore's most dynamic urban districts. Earlier this year, Ron Bakker, Founding Partner, and Deepthi Ravi, Associate Partner at PLP, scripted a debate for the Living Future conference in Seattle. One that ultimately developed into a paper. The ideas in this discussion came together in conversations between the authors and Savannah Willits and Abhinav Chaudhary at PLP Labs. With thanks to Lindsay Baker for then invite to the conference, Glenn Albrecht and Andy Marks at the Symbiocene Institute for bringing reflection to inflection, and Ravi Kumar Chandran for wisely suggesting that “The science is beginning to confirm what the soul already knows.” Catalyst for Transformative Change: Mitigation, Adaptation, and the Symbiotic Imperative in Regenerative Architecture explores the ecological interdependence between human and natural systems, reframing architecture as an active participant in regeneration. It challenges the divide between mitigation and adaptation, advocating instead for a regenerative, symbiotic approach that restores relationships between buildings, communities and the living systems they depend on. “Adaptation without mitigation normalises loss. We are delighted to announce that PLP have secured planning permission for a boutique hotel and spa in Knightsbridge. Working on behalf of property investor JohnMichael Mouskos, PLP will be responsible for the transformation of 30 Pavilion Road into a 30-room boutique hotel and spa. The proposal carefully replaces a previously consented mix used building into the hotel and spa concept. The approach preserves part of the original elevations and original entrances when possible whilst adding purpose-built painted timber sash windows with traditional detailing, a re-clad natural slate mansard roof and realigned lead-clad dormers. The approved scheme also includes basement works and a carefully integrated roof extension. Andrei Martin, Partner at PLP Architecture, said: “This is a refurbishment project centred around precision and restraint. Our design retains and strengthens the character of the existing building, while creating a highly individual and well-functioning boutique hotel and spa. It will add a distinctive new chapter to Pavilion Road and reinforce the special character of this part of Knightsbridge.” PLP Architecture is working with Newmark, Donald Insall Associates and the wider consultant team on the project.

Step inside PLP’s London studio and you’ll find models at the heart of our design process.   At PLP, our architectural expertise comes to life by an in-house model shop, where professional model makers work closely with our design teams from concept through to production. Combining traditional craft techniques with advanced tools including laser cutting, 3D printing and rapid prototyping, the studio creates everything from early sketch models to detailed presentation pieces and full-scale mock-ups. This hands-on process allows us to explore ideas in three dimensions, test connection details, façade systems and building components, and refine design decisions.   Each model is a working tool, a way to understand scale, materiality, proportion and experience, and to bring ideas into focus.
