GSK has chosen Cambridge Biomedical Campus for its new global R&D centre, and we’ll help deliver the project as development partner. The 300,000-square-foot facility will span three interconnected buildings and become home to GSK's UK R&D operations. Construction is already under way on 2000 Discovery Drive, and the remaining buildings have already reached major planning milestones. This £400 million commitment is another step forward for Discovery Drive, where purpose-built research space brings together global companies, academia and healthcare in one location. Phase 2 is now fully allocated. We’ll continue working with our partners to grow Cambridge Biomedical Campus as a place for research, discovery and investment. Read more: https://prolo.gs/4h1fJgz

Every day, logistics operators make thousands of decisions that affect speed, cost and service. Our new partnership with Fulfillment IQ is focused on helping customers make those decisions faster and more effectively inside the warehouse. Building on Prologis Ventures' investment in Fulfillment IQ, we're working together to develop AI and automation solutions rooted in the realities of warehouse operations. For all the conversation around robotics and AI, it might surprise you how much runway is still ahead. Across hundreds of logistics operators surveyed, 83% haven’t automated their operations. Even among larger companies, the median organization has automated just 40% of its warehouse footprint. Warehouses are shaped by changing demand, shifting product mixes, labor availability and the pressure of peak season, so automation has to prove itself across a wide range of operating conditions before it earns broader adoption. Our first expansion into a new UK market in more than 20 years: We have acquired 8.66-acres in Trafford Park, Greater Manchester, marking our entry into the North West! The regeneration site sits within one of Europe's largest industrial estates and will be transformed, subject to planning and site preparation, into a 200,000-square-foot all-electric logistics facility targeting BREEAM Outstanding and EPC A+ ratings. We're looking forward to growing our presence in the North West, a region that is home to many of our global and UK customers. https://prolo.gs/4wee3F3

On the surface, the World Cup, an NFL franchise and Prologis may seem like very different worlds. That's because fans remember the match, the excitement and the atmosphere... they may not remember the freight trucks that pulled in early morning to stock the vending machines, the concession stand and the fan merch stores. They may not question the supply chain that stretches far beyond the stadium to stock the restaurants, hotels and corner stores around it. And they expect roads, rail and parking to move thousands of people seamlessly. People may never think about logistics, but they notice immediately when something is off. During the Bay Area Host Committee World Cup Innovation Summit at our headquarters, San Francisco 49ers CEO Al Guido and Prologis CEO Dan Letter discussed the thousands of things that must go right before game day gates open. Their conversation included what hosting the World Cup means for the Bay Area: transportation, venue operations, energy, technology, visitor experience and local community impact. The Bay Area has always been a place that knows how to solve hard problems. We are proud to work with Zaileen Janmohamed and the entire BAHC team in bringing leaders together around the infrastructure, partnerships and planning that help the region deliver on moments like this.

The most important stop of the supply chain is always people, and our logistics real estate reflects that by focusing on dense population centers. As a natural complement, our rooftops are located in places where the grid is serving many people and local generation through community solar can improve grid resilience. Community solar, on existing Prologis rooftops, helps bring renewable power closer to the communities we serve and creates access to lower electricity costs for income-eligible households. Read about how our partnerships with Clean Power Alliance and Ava Community Energy are helping put that idea to work with more than 16 MW of rooftop solar capacity across California: https://prolo.gs/4vq3ltL

Pride Month gave our teams plenty of moments to learn, connect and give back to our communities. Through the Prologis Foundation, we supported the Point Foundation, the nation’s largest scholarship organization for LGBTQIA+ students. Employees across offices hosted local watch parties for a fireside chat, “Navigating Careers with Pride," presented by the Prologis Pride Network. Employees from all employee resource groups were invited for the discussion, which included conversation about intersectionality. Teams also brought this year's theme, "Rooted in Pride. Rising Together.," to life through local events and celebrations. 🚜 In Charlotte, the Carolinas team spent an afternoon at McLawland Farms, a locally owned LGBTQIA+ farm, touring the property, hearing the owners’ story and making custom flower arrangements. 🪴 Our Inland Empire office hosted a Pride Month plant terrarium workshop with Plantitas of Long Beach, Calif., a queer-owned house plant boutique. 🌟 In Phoenix, employees celebrated with a Stars and Lanterns message board, stories of influential figures and sweet treats from Toasted Mallow, an LGBTQIA+-owned business. 📍In Houston, employees took part in a Pride Passport activity, visiting stations around the office, then wrapped up the month with rainbow heart cookie decorating and prizes from Houston-area LGBTQIA+-owned businesses. 💬 In Tokyo, employees listened to a guest speaker and participated in trivia and small-group discussions that helped raise awareness and support for the LGBTQIA+ community. And this year, Prologis earned a score of 95 out of 100 on the Human Rights Campaign Foundation's Corporate Equality Index, an annual benchmark of LGBTQIA+ workplace policies and practices. We ranked in the top 10 for talent readiness, reflecting the depth of our bench. TIME included us on its World’s Most Sustainable Companies 2026 list for the third consecutive year, underscoring how deeply we have integrated sustainability across our business. Nareit recognized us with the 2026 Investor CARE Award, a mark of excellence in investor communications. Four times now, thanks to a team that is always raising its game.
