bpfBOUW is committing €500m to sustainably built affordable housing in the Netherlands. The Dutch construction workers' pension fund has launched a discretionary mandate with manager Bouwinvest Real Estate Investors, starting with €150m and scaling to €500m over the next two years. The capital targets mid-market rental homes for middle-income earners, the segment hit hardest by a shortage Bouwinvest estimates at roughly 396,000 homes. The mandate is set to add more than 1,000 affordable homes while cutting construction CO2 emissions, targeting 4 to 6 percent average annual unlevered returns after fees with holds of 10 to 30 years. Apollo Global Management, Inc. has raised $850 million for its first fund dedicated to manufactured housing. The New York manager held a first close on the Apollo Manufactured Housing Property Fund, an open-end, core-plus vehicle seeded with the operating business of Inspire Communities and a portfolio of more than 40 communities worth $1.2 billion in gross assets. The raise comes weeks after the 21st Century ROAD to Housing Act became law, ending a 50-year requirement that manufactured homes be built on a permanent steel chassis. Jon Gray says the Iran War is holding back private real estate's recovery, even as listed REITs surge. Blackstone's president told investors this week that geopolitical turmoil has kept interest rates elevated, weighing on private real estate performance even as public REITs outperform broader markets for two straight quarters. The firm's real estate arm posted modest Q2 returns, 0.4 percent for opportunistic funds and 0.2 percent for core-plus, while total assets under management climbed to $1.35 trillion. Real estate AUM slipped 3 percent to $314.1 billion. Data centers remained the standout performer, led by QTS, as logistics, data centers and residential now make up nearly 80 percent of Blackstone's real estate portfolio. Retail M&A is picking up speed. PERE Deals tracked 103 institutional vehicle-relevant deals over the past three months, with an average deal size of $387.2 million. Among the standouts: Brookfield and QIC sold Victoria Gardens, a 1.2 million-square-foot outdoor center in California, for $530 million. Bain Capital and 11North Partners picked up a five-asset open-air portfolio for $300 million. Henderson Park Capital Partners sold a Madrid shopping center to Castellana Properties for €318 million. Institutional check sizes for private real estate shrank sharply in H1 2026. PERE's new Investor Report shows the largest known commitment of the half, Abu Dhabi Investment Authority (ADIA)'s $675 million check to Kotak India Real Estate Fund XIV, came in at roughly half the size of 2025's top check. Most of H1's biggest commitments clustered between $200 million and $350 million. The report also breaks down average commitment size and allocation activity by vehicle type for the first time. Employees Retirement System of Texas led on total commitments with nine checks, while LACERA wrote the largest average check at $267 million across three commitments. Despite smaller checks, demand remains far from satisfied. About 63 percent of investors are still underallocated to private real estate, including 66 percent of public pension funds.
