The top floor pulls 150 CFM. The bottom third pulls almost nothing. If you manage NYC multifamily, this is 2030 exposure you can act on now. Exhaust shafts have been neglected for 70 years. Nobody sees them, so nobody seals them. Picture a 300-foot riser in a 30-story building, full of unsealed gaps and seams. The air never makes it down the line. It's already a code and Department of Health issue. Under LL97, it becomes a financial one: real penalties for buildings that don't perform. And the fix that restores airflow is the same one that cuts the carbon footprint. Static pressure is the horse. CFM is the cart. You can't fix airflow by throwing a bigger fan at it. If the riser isn't sealed top to bottom, the pressure is gone and the airflow goes with it. It's the same fluid dynamics as a water pump feeding a high-rise. If it's leaking at every joint then the top floor gets nothing. Imagine a pipe with holes at all 87 seams and then asking why the top floor has no water. Everyone would know why. A riser is no different — it's just air instead of water. Trying to move air through an unsealed riser is like drinking through a cracked straw. You can install the best heat pumps money can buy and still run an inefficient building. Ventilation is the lungs of the building. Fans, heat pumps, and air exchanges all depend on each other. Upgrade one in isolation and you've just driven up cost without the performance to match. Get them working together as a system, and the whole building performs at a level no single upgrade could deliver on its own. That's the difference between spending on equipment and actually getting the return on it. Every CFM you exhaust has a dollar attached to it. Whether oil, gas, or electric, you are actively paying to condition the air that leaves the building. Here's where it gets expensive: leaks drop static pressure in the riser. A fan specified for 0.75 static pressure can fall to 0.2, and at that point it's exhausting 30% more air than designed. That's conditioned air you paid to heat or cool, going straight out the top of the building. Seal the riser, restore the pressure, and the fan does the job it was specified for. Nothing more.
