AI is changing what, where and how Tech, Media & Telecomm companies work. Certainty is gone. Adaptability is the strategy. What does that mean for TMT real estate? We’re seeing six themes: 🔹 Occupancy — Quality is rising. And better data is powering every decision. 🔹 Location — The war for AI-trained talent is driving near- and off-shoring, easy commutes and emerging markets. 🔹 Workplace — People are the point; everything else is infrastructure. Autonomy is the new attendance policy. 🔹 Portfolio — As AI reshapes headcount, TMT wants efficiency, cost control and the flexibility to pivot. 🔹 Change — One-off initiatives are over. Change is continuous now, and so is the fatigue that comes with it. How is AI changing your TMT footprint? Let's connect. CBRE Americas Consulting https://cbre.co/3QRRDtW

Capital 8 is the largest single office sale in Continental Europe since 2022, and CBRE advised on it. We are proud to have advised Invesco Real Estate on the sale of this landmark Paris office asset to an undisclosed international investor. Nick Hendy, Head of Office Investment, Europe at CBRE, said: “This transaction, the largest single office sale in Continental Europe in recent years, reaffirms our conviction that prime assets in the most desirable locations continue to outperform, even in a challenging environment.” This transaction demonstrates the continued depth of investor demand for prime, high-quality office assets in Europe's most sought-after locations and reinforces our conviction that best-in-class real estate continues to attract capital.
