“Buy it, set it, forget it” has long been a successful real estate investment strategy. However, CBRE Investment Management’s Julie (Julianna) Ingersoll says the traditional playbook needs updating and investors must be operational ninjas. With cap rate compression unlikely to drive returns, NOI growth is the primary path to outperformance. That means resetting each asset’s business plan every year—not every decade. Julie explains the approach on The Weekly Take. https://cbre.co/3RtOQHF

  • We are pleased to announce, on behalf of a fund sponsored by CBRE IM, that we have acquired a #residential asset in Quart de Poblet, Valencia, providing 147 homes to middle-income households. Completed in 2022, the property is fully leased and benefits from modern construction standards, a well-balanced unit mix (one to four bedroom homes) and strong tenant demand, supporting its long-term performance. The scheme is directly connected to Valencia city centre via the metro and offers immediate access to key employment hubs and the airport. This connectivity, combined with a broad mix of apartment types and green surroundings, supports a diverse resident base including families, young professionals and key workers. Antonio Roncero said “Spain’s residential sector continues to demonstrate compelling fundamentals, particularly in cities such as Valencia where population growth and urbanisation are driving sustained rental demand.” Read more here by visiting CBRE IM’s newsroom: https://cbreim.co/4f1xVVQ

  • We’re pleased to announce, on behalf of a fund sponsored by CBRE IM, the start of works on Cadences - a multi-storey, mixed-use urban #logistics scheme in Bezons, Greater #Paris. This marks CBRE Investment Management’s first European investment in multi-storey urban logistics, co-developed with Virtuo Industrial Property. The project will transform a 3.8-hectare brownfield site into a modern, sustainable asset designed to support a range of occupiers, including logistics operators, last-mile delivery providers and light industrial businesses. Once complete, Cadences will deliver approximately 36,000 sq m of flexible, multi-level space, enabling efficient land use in a highly supply-constrained urban location. With strong connectivity to central Paris and La Défense, the scheme is well positioned to serve one of Europe’s most dynamic consumer markets. Read more here: https://cbreim.co/4f8JHh5
