    Yesterday Enterprise Community Partners announced the sale of our ownership stake in BWE. I want to tell you why I think this is a milestone for Enterprise. Bellwether has been a genuine success story. Over the last fourteen years, they have grown into one of the country's leading commercial and multifamily mortgage banking companies, and Enterprise has been proud to be part of that journey. Selling a successful investment is never simple, but timing matters in investing just as it does in everything else. And this is the right moment. The proceeds from this transaction will do something that I believe will be transformative for Enterprise: allow us to begin building an endowment, the kind of permanent, mission-driven financial foundation that the largest and most durable nonprofits rely on to operate with independence and scale.  It will also give us more flexibility to focus on our impact at this moment. We are in a moment of unique possibility for housing affordability. Housing is one of the few genuinely bipartisan issues in Washington. The need has never been more visible. Many of the solutions are understood, but are not yet reaching the scale we need. And Enterprise, with over 40 years of relationships, expertise, and on-the-ground presence in communities across the country, is extraordinarily well-positioned to lead. But seizing that moment requires the kind of organizational strength that only comes from long-term investment in our own capacity. The Bellwether transaction is a concrete step in that direction, and it won’t be the last. Bellwether will continue operating under its leadership team, backed by new investors who are committed to the business. For Enterprise – our programs, our people and our partnerships remain. Our commitment to building and preserving affordable homes across the country only grows with a stronger financial foundation ahead of us. The housing affordability crisis is solvable. We know how to do this. As Jim Rouse said, “What ought to be, can be, with the will to make it so.”  Today’s milestone will ensure Enterprise has the strength to rise to the moment.

    Not one but TWO NJ GRAND OPENINGS this month! R4 Capital is pleased to announce the Grand Openings of two New Jersey properties: The Mews at St. Mary located in Williamstown and Cornerstone at Hainesport in Hainesport. R4 raised more than $17MM in housing credit equity to finance the creation of these 147 affordable housing units across two apartment complexes. The Mews at St. Mary is one, three-story building consisting of 75 new-construction, one-bedroom units reserved for senior residents earning between 30%-60% of the AMI. The elevator-serviced property is built to meet accessibility needs for seniors who need it. Cornerstone at Hainesport brings 72 new-construction units of affordable housing to families earning between 20%-60% of the AMI with five units set aside for Special Needs Households. The six-building property includes 14 one-bedroom, 43 two-bedroom, and 15 three-bedroom units, all of which are constructed to meet LEED Gold standards. These properties will serve the rapidly growing New Jersey communities bordering Philadelphia and conveniently situated between Washington, DC and New York City. Thank you to our investor and developer partners whose hard work has brought much needed affordable housing to the Tri-State area.     A few times a year, the affordable housing world I work in ends up in the same room. The Texas housing conference (TAAHP) is one of those times, and the AMD Development LLC team was there (Richard Ashton, Noel Munoz).   There is something different about seeing people in person. Most of the work happens over calls and screens. So standing across from a financing partner, talking through a live deal, hearing what everyone else is building, you remember why the face-to-face still matters.   Nothing beats hearing a financing partner's asset management team ask, "when's the next AMD deal coming our way?" In development, problems are a matter of when, not if. Being the one people want to solve them with is what earns repeat business.   Thank you to Fisher Sutterfield and Vikram Nevrekar, MBA for carving out real time to catch up with me.   I also got to put faces to names I had only known through a screen. Evan Holladay, Matt Yarbrough, Chris Papa, Michael Hopps, Austin Divino, Rochelle Dotzenrod, Austin Holmes, David D., Jonathan Nguyen, and plenty of others.   And then there were the moments that filled my cup. More than once, someone connected me to LIHTC Leaders and I watched their face change.   "That's you! I follow your stuff on LinkedIn. Keep it up."   Signs it's working.     I'm reposting becuase this is not your traditional EA position. In reality, this is an opportunity to learn affordable housing development from the top down. You'll work directly with me as President of McDowell Housing Partners, supporting executive strategy and priorities while gaining firsthand exposure to development, LIHTC finance, public-private partnerships, real estate acqasitions/transactions, and executive decision-making. Yes, you'll manage calendars, coordinate meetings, and handle some administrative responsibilities. That's part of the job. But you'll also analyze development opportunities, assess financing structures, conduct industry research, participate in high-level meetings with lenders, attorneys, consultants, investors, and public officials, and learn how affordable housing developments actually come together.
