Stick to the numbers. One of the fastest ways to lose money in real estate is getting emotional about a deal. The house looks great. The neighborhood feels right. You can already see the finished product. But successful investors know something simple: Real estate is a numbers business. If you don’t accurately account for ARV( After-Repair Value), construction costs, financing, insurance, staging, and holding costs, what looks like a good deal can quickly become an expensive lesson.
