In multifamily, we hear the terms Smart Home and IoT used side by side, but they describe two very different parts of a connected community. Understanding the distinction helps avoid confusion when evaluating building technology, planning upgrades, or coordinating with partners. Smart Home devices are the resident-facing tools that make life easier: smart locks, thermostats, lighting, leak sensors, and doorbells. They’re app-controlled, convenience-driven, and designed to improve the in-unit experience. IoT (Internet of Things) refers to the broader ecosystem that connects and manages devices across the entire property. This is the infrastructure that enables centralized dashboards, energy management, predictive maintenance, and portfolio-wide visibility. IoT isn’t about a single device — it’s about how all devices communicate together. Here’s why the distinction matters: · Resident experience vs. operational insight – Smart Home devices elevate daily living; IoT supports scalable management behind the scenes. · Individual convenience vs. building-wide impact – A single smart thermostat helps one resident; hundreds reporting data through a platform help operators optimize an entire community. · App control vs. network integration – One is consumer-focused; the other is infrastructure-focused. A simple example: one smart thermostat is a Smart Home device; hundreds of thermostats communicating through a unified system is IoT. As more properties adopt connected solutions, using these terms correctly ensures clearer expectations, better planning, and stronger alignment across teams and partners.
