Turnkey site intelligence for land acquisition, development, and construction teams.

About us

TraceAir is a software solution that helps construction teams better communicate and collaborate in order to monitor, track quantities, plan and manage jobsites. The solution includes specialized tools for Developers, Grading Contractors, Geotech and Civil Engineers that allows them to work efficiently and effectively with up-to-date project visuals and calculations. Sites are scanned, typically on a weekly basis, by using commercial-grade drones and then processed by our team overnight. We use the images to create a 3D model that is geo-referenced based on your local system of coordinates. The information is accessible to the whole construction team online from any device connected to the internet. We work with large and small clients: Lennar, D.R. Horton, Shea Homes, M/I Homes, Independent Construction, ENGEO, and many others have trusted us to minimize change orders and even finish projects ahead of schedule.

  • Great communities don't happen by accident—they’re thoughtfully designed and brought to life with intention. That was the theme of today's Ladies in Land Inc event in San Antonio, where Jordan and Rampriya proudly represented TraceAir. As a National Sponsor, we're honored to support an organization that brings together the talented women shaping the future of homebuilding and land development. Hosted by LJA, today's session, "Designing for Connection: Trends Shaping Master Planned Communities," featured Kristen Guinn of KW Landscape Architects, who shared insights on placemaking, community identity, and the trends redefining how master-planned communities are envisioned and built. Thank you to everyone who made today's event such a meaningful opportunity to connect, learn, and collaborate. We're already looking forward to the next Ladies in Land gathering. #LadiesInLand #SanAntonio #LandDevelopment #Placemaking #MasterPlannedCommunities #CommunityDevelopment

  • How many active lots does your team have right now? At 50, you can walk the ones that need attention. At 500, walking every lot stops being a strategy and starts being a hope that nothing gets missed. Most teams close that gap with judgment calls: which Super flagged something, which lot "seemed fine" last week. It works until the one lot nobody caught catches up with you and costs time and money. Aerial data across every active lot, visible in one dashboard, is how TraceAir closes that gap, catching the outlier before it becomes expensive rework How is your team keeping eyes on the entire project every day? #LotManagement #HomebuilderTech #LandDevelopment #TraceAir https://hubs.li/Q04qKm_30

  • Nobody budgets for utility surprises. But most teams still track them the way they did 10 years ago: spreadsheets, site walks, and hoping nothing gets missed. How do you report on utility progress today? If the answer involves toggling between a drawing and a spreadsheet, here's what changes when utility progress lives on your aerial site mapping data, in one platform. #UtilityTracking #LandDevelopment #SiteIntelligence #TraceAir Read more: https://hubs.li/Q04pXyns0

  • On a $5M land budget, a 2-3% horizontal overrun quietly erases $100K–$150K in profit. Builders used to absorb that when prices climbed. Not anymore. Confidence has sat below break-even for 25 straight months. The biggest margin opportunity may not be in the home. It's in the land beneath it. Forecast lot delivery, catch issues early, and you shorten the gap between capital out and revenue in. Read more: https://hubs.li/Q04qcbJK0

Part 1: Homebuilders Are Becoming Data-Driven Enterprises "We're becoming as much a data company as we are a homebuilder." A senior technology executive at one of the country's largest homebuilders said this to me recently. The comment stuck with me—not because it surprised me, but because it perfectly captured a shift I've been seeing across our industry. For decades, homebuilders and residential land developers have defined themselves by what they build. Technology supported the business, but it wasn't central to the business strategy. That mindset is changing. Today's market is forcing builders to rethink how they compete. Higher mortgage rates, affordability pressures, labor shortages, material cost volatility, tariffs, and ongoing industry consolidation are squeezing margins while raising expectations for operational excellence. At the same time, the industry has access to better tools than ever before. Drones, cloud platforms, predictive analytics, connected workflows, digital twins, AI, and countless other technologies are making it possible to collect and use data in ways that simply weren't practical a few years ago. Notice that I didn't say AI is driving this transformation. It isn't. The market is driving the transformation. Technology is creating new opportunities to respond. The companies that will outperform over the next decade won't necessarily have the most software or the most AI. They'll be the ones that consistently make better decisions because they have better data. I've seen a similar transformation before. Earlier in my career, I worked in the publishing industry as digital media disrupted traditional print advertising. I remember telling our leadership team that we had to stop thinking of ourselves as a print publishing company and start thinking of ourselves as a technology company. That change in mindset reshaped how we invested, how we built products, and ultimately how we competed. I believe homebuilding is approaching a similar inflection point. The builders that continue to think of themselves solely as construction companies will continue to build great homes. The builders that begin thinking of themselves as data-driven enterprises will build those homes more efficiently, more predictably, and with a stronger competitive advantage. Data is the strategic asset. People create the strategy. Technology—including AI, as well as tech partners like TraceAir Technologies—is what helps unlock the value. I'm curious—are you seeing this same shift within your organization?
