  • Goleta, California is about to get one of the largest charging sites in Central California. A new 24-stall V4 Supercharger is preparing to open next to an existing 12-stall V3 site — bringing the location to 36 total stalls. Two of the new stalls are pull-through, built for EVs towing trailers. That last detail is the one property owners should notice. Pull-through geometry is a site-design decision, not an equipment decision. It requires wider drive aisles, deeper stall depth, and a circulation plan that lets a vehicle with a trailer enter and exit without reversing. Retrofitting it later is expensive; designing for it upfront costs very little. As charging sites scale from 8 stalls to 24 and beyond, they stop behaving like an amenity in the corner of a lot and start behaving like their own traffic generator — with queuing, dwell time, and turnover patterns that need to be planned for.   • NHTSA has granted Amazon's Zoox a temporary exemption allowing commercial deployment of up to 2,500 steering-wheel-free robotaxis annually for two years, under an adaptable oversight structure. It is the first approval of its kind for a purpose-built autonomous vehicle without traditional driver controls. Most of the coverage focuses on the vehicle. We think the more interesting question is where those vehicles go when they are not carrying passengers. A commercial robotaxi fleet spends a meaningful share of its duty cycle idle: staging between demand peaks, queuing for charge, cycling through cleaning and inspection. That activity has to happen somewhere, and it does not look like conventional parking. It needs charge density, predictable circulation, camera and sensor-friendly geometry, and remote-monitored access control. For property owners sitting on underutilized surface lots and structures near dense urban cores, this is a real asset-repositioning window. Depot capacity is becoming a constraint on AV scale, and the operators solving it first will hold a structural advantage.   • Tesla has opened its first Supercharger for Business site, in Isle of Palms, South Carolina. Four stalls, open to all EVs, each with a distinct faceplate design. The location matters more than the stall count. Supercharger for Business puts Tesla-grade DC fast charging on privately owned commercial property — retail centers, hospitality, mixed-use, employer campuses — rather than only along highway corridors. For property owners, that reframes the parking lot from a cost center into revenue-generating charging infrastructure with a national brand attached to it. Three things we tell owners evaluating this: 1. Electrical capacity is the gate, not the asphalt. Service size, transformer headroom, and panel space determine whether a site is viable and what the upgrade path costs. Assess before you plan stall counts. 2. Charging is an operating business, not an install. Uptime, dynamic pricing, idle fees, and utility demand-charge management drive the return far more than which hardware you select. 3. Future-proof the trenching. Running oversized conduit during the first phase costs 10-15% more today and avoids 60-70% of the cost of a second phase later.   • Tesla just published its latest Wall Connector for Business roundup: 43 sites opened in two weeks, 243 connectors total, across public and private properties. Look past the headline number — the distribution is what matters. A handful of large multifamily deployments anchor the list: Hillside Village in Ridgefield, NJ at 48 connectors, CMPND Miami at 25, 18 College Road in Monsey, NY at 20, The Altiers in West New York, NJ at 20. But the long tail is where the market actually is. 6 connectors at a Woodspring Suites in Stockbridge, GA. 6 at a municipal aquatics center in Stonecrest, GA. 3 at a coworking space in Pittsford, NY. 2 at an apartment community in Mission Viejo, CA. 1 at a brewery in Colebrook, CT. That is destination charging deployed at amenity scale — and it changes the operating problem, not just the capital problem. Two connectors serving 200 units is not an infrastructure asset. It is a scarce, contested parking stall. The questions that follow are parking questions, not electrical ones: • Who is allowed to occupy the stall, and for how long? • What happens when a fully charged car sits for nine hours? • What happens when a non-EV parks there? • How do you recover energy cost and demand charges without turning the front desk into a billing department? • Who enforces it at 11pm on a Saturday? Owners who answer those questions up front get an amenity. Owners who don't get a complaint queue.   • A new 8-stall Tesla Supercharger has opened on Eastern Avenue in Baltimore. On its own, one site is a small thing. In aggregate, it is the story of the decade for anyone who owns asphalt. Baltimore now has 250 mapped charging stations, 44 of them DC fast — and nearly every one of them sits on a parking lot that used to do nothing but hold cars. For property owners, the calculus has shifted. Charging infrastructure turns a cost center into a revenue line, lengthens dwell time for retail tenants, and future-proofs a site against the next decade of fleet and autonomous-vehicle demand. The operators moving now are locking in the corridors and interchanges before their competitors price them. The constraint is rarely demand. It is electrical capacity, stall layout, and knowing how to run the site once it is energized.   • Tesla released its first FSD (Supervised) safety dataset from Europe this week: 5.2x fewer collisions than manual driving across 65 million kilometers in five EU countries — including 41.9M highway km with zero collisions, 13.4x fewer automatic emergency braking events, and 9.2x less harsh acceleration (Tesla-reported fleet data). Why this matters to real estate and parking: regulators approve track records, not promises. Every dataset like this shortens the path to unsupervised autonomy — and autonomy rewrites parking economics. Drop-off replaces walk-from-stall. Staging lots replace prime-parcel garages. Narrower AV stalls add 20–30% capacity to existing structures. Charging becomes the revenue layer. The vehicles are adapting faster than the infrastructure around them.   • Tesla quietly removed the turn-signal sounds from its Model Y Robotaxis this week. It sounds trivial — it isn't. Cabin sounds built for drivers are being deleted because there's no driver. That's refinement-stage autonomy: the phase right before fleets scale. For parking owners and operators, robotaxi growth cuts both ways: it erodes traditional commuter demand while creating contracted, volume-based demand for fleet staging, overnight depots, and charging-integrated lots. The operators who win will have machine-legible layouts, API-based access control, and power capacity ready before the geofence reaches their block.
