Transactional Attorney Consumer Finance & Real Estate (Residential Mortgage)
Position Overview
Role: Associate Attorney – Real Estate & Consumer Finance
Structure: Quasi in-house role supporting a premier national residential mortgage lender. Employed by a law firm but embedded directly with the client. No hourly billing requirements.
Experience Level: 4–7 years with a blend of real estate/title transactional work and consumer finance, ideally within a residential mortgage environment
Key Responsibilities
Real Estate & Transactional Support (Primary Focus)
Advise on residential real estate transactions, including title, closing, and post-closing matters
Review loan files, title commitments, and closing documents to identify and resolve transactional issues
Partner with closing, title, and escrow teams to ensure smooth, timely execution of mortgage transactions
Provide practical legal guidance to facilitate closings and resolve deal-related hurdles
Assist with title analysis, lien issues, and coordination with title insurance providers
Consumer Finance & Regulatory Advisory
Counsel on compliance with TILA, RESPA, TRID, ECOA, and FCRA within the context of mortgage transactions
Monitor developments from CFPB, HUD, and state regulators impacting lending and closing practices
Provide actionable, risk-based guidance aligned with operational realities
Business & Operational Integration
Support underwriting, origination, and closing teams throughout the loan lifecycle
Partner with General Counsel’s office on lending policies, including fair lending and compliance considerations
Deliver practical, business-oriented legal solutions that balance compliance with production goals
Qualifications
Education & Credentials
J.D. from an accredited law school
Active Texas bar license in good standing
Required Experience
4+ years of experience across real estate/title transactions and consumer finance law
Hands-on exposure to residential mortgage closings, title review, and lending compliance
Experience within a law firm or financial institution environment
Technical Skills
Working knowledge of title, escrow, and residential closing processes
Familiarity with Fannie Mae, Freddie Mac, FHA, and VA guidelines
Strong understanding of federal and state consumer lending regulations
Legal research proficiency (Westlaw or LexisNexis)

Ability to operate independently in an embedded, client-facing environment
Strong communicator with the ability to translate legal guidance for business teams
Organized, responsive, and effective in a deadline-driven transactional setting
