Position Summary
The Manager, Construction is responsible for the daily management and coordination of capital repair projects from execution to delivery, including the oversight of all field operations, budget control, and schedule implementation. This position will be responsible for managing construction activities consistent with approved project documents, financial objectives, and internal processes. The Manager, Construction will establish and maintain excellent working relationships with all team members regardless of role or level.

Base Pay Range: $121,100.00 - $164,300.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.

The Manager, Construction will establish and maintain excellent working relationships with all team members regardless of role or level.
Key Responsibilities
- Construction:
- Conduct regular jobsite visits to monitor construction progress.
- Review project schedules, subcontractor issues, and city requirements with the General Contractor’s Project Manager and Superintendent to ensure on-time delivery.
- Manage the Request For Information (RFI) process.
- Manage the submittals process.
- Review Change Order requests with General Contractors, Project Managers, and Superintendents.
- Review and initial Change Orders prior to sign off by the Senior Manager, Construction or above.
- Review and initial draw requests prior to sign-off by the Senior Manager, Construction or above.
- Review and update project budgets with the Senior Manager, Construction or above on a weekly basis.
- Monitor the General Contractor’s site safety program. Provide weekly project updates to key stakeholders.
- Closeout/Post Construction:
- Manage the project closeout process including warranties, as-builts drawings, operations and maintenance manuals, and the Notice of Completion.
- Manage the turnover process with the Operations team.
- Strong written and verbal communication skills
- Proficient in Google Suite, Smartsheet, Microsoft Excel, and Microsoft Word
- Bachelor’s Degree (or equivalent experience)
- 3+ years of experience in multifamily construction (project manager or equivalent experience)
- 2+ years of experience in construction management or engineering
- Occasional travel required
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
