Position Overview
We are seeking an experienced Tenant Planner with experience in commercial architecture, workplace planning, or interior architecture to join our growing team. This individual will play a key role in developing tenant planning solutions for office, mixed-use, retail, and commercial developments by translating client requirements into efficient, code-compliant, and marketable space plans.
The ideal candidate has a strong understanding of commercial building design, space utilization, leasing requirements, and tenant improvement documentation. They are highly collaborative, detail-oriented, and comfortable working directly with leasing teams, property owners, brokers, consultants, and internal design teams throughout the planning and entitlement process.
Key Responsibilities
Tenant Planning & Space Design
- Develop test fits, stacking plans, and tenant layouts for office, retail, healthcare, and mixed-use developments.
- Prepare conceptual floor plans that maximize leasing potential while meeting client programming requirements.
- Analyze existing building conditions and develop planning solutions that optimize efficiency, circulation, and flexibility.
- Produce presentation-quality plans and graphics for marketing and leasing efforts.
- Ensure tenant plans comply with applicable building codes, accessibility standards, life safety requirements, and zoning regulations.
Project Coordination
- Collaborate with architects, interior designers, engineers, property managers, and developers throughout the planning process.
- Coordinate with consultants to ensure tenant layouts align with structural, mechanical, electrical, and plumbing systems.
- Participate in project meetings, design reviews, and client presentations.
- Assist with feasibility studies, due diligence efforts, and space utilization analyses.
Documentation & Technical Support
- Prepare schematic planning packages and support documentation using Revit and AutoCAD.
- Maintain accurate drawing sets and project documentation throughout each phase.
- Review lease exhibits and ensure planning documents accurately reflect leasing requirements.
- Support architectural teams during tenant improvement and construction documentation phases as needed.
Client & Leasing Support
- Meet with clients and leasing teams to understand tenant requirements and project objectives.
- Present planning options and provide recommendations that balance functionality, constructability, and marketability.
- Respond to planning revisions and accommodate changing tenant needs while maintaining project schedules.
Qualifications
- Bachelor's degree in Architecture, Interior Architecture, Interior Design, or related field.
- 5-10+ years of experience in commercial architecture, tenant planning, workplace planning, or interior architecture.
- Strong experience developing commercial tenant layouts, test fits, and lease plans.
- Thorough understanding of commercial building systems, ADA requirements, life safety codes, and zoning regulations.
- Experience working on office, mixed-use, retail, healthcare, or corporate workplace projects.
- Proficiency in Revit, AutoCAD, Adobe Creative Suite, and Microsoft Office.
- Familiarity with Bluebeam, SketchUp, or visualization software is a plus.
- Strong verbal and written communication skills with the ability to present planning concepts to clients and stakeholders.
- Excellent organizational skills with the ability to manage multiple projects and deadlines simultaneously.
Preferred Qualifications
- Licensed Architect or actively pursuing architectural licensure preferred.
- Experience working with commercial developers, REITs, brokerage firms, or corporate real estate clients.
- Knowledge of workplace strategy, occupancy planning, and commercial leasing processes.
- Experience supporting both speculative planning and tenant improvement projects.
