VP/Director - Real Estate Development & Finance
Position Overview
The VP/Director of Real Estate Development & Finance is a key execution role responsible for supporting and, at more advanced levels, leading the underwriting, structuring, and delivery of real estate development projects.
This position operates at the intersection of development, finance, and investment, contributing across the full lifecycle of projects-from acquisition and capitalization through construction and stabilization. The role scales based on experience, with more senior candidates taking ownership of deal execution, workstreams, and stakeholder coordination.
Role Scope by Experience Level
VP/Director (8+ YOE):
- Lead deal execution, manage key workstreams, interface with capital partners, and support strategic decision-making.
- Multiyear planned developments a strong plus as this is a heavier role on the development side
Key Responsibilities
Financial Analysis & Underwriting
- Build and maintain detailed financial models (development pro formas, cash flows, waterfalls)
- Analyze investment performance (IRR, NPV, equity multiples, yield-on-cost)
- Conduct sensitivity analyses and scenario planning
- Support underwriting assumptions and investment recommendations
Deal Execution & Transaction Management
- Support transactions from initial evaluation through closing
- Manage due diligence processes (financial, legal, market, environmental)
- Prepare investment memos, presentations, and capital partner materials
Development Execution
- Track development budgets, schedules, and project milestones
- Monitor construction progress, cost variances, and draw processes
- Identify risks and support solutions to maintain project performance
Capital Markets & Financing
- Support preparation of debt and equity financing packages
- Assist in structuring capital stacks (senior debt, mezzanine, equity, tax credits)
- Track loan compliance, covenants, and reporting requirements
Asset & Portfolio Management
- Monitor asset performance relative to pro forma expectations
- Support leasing, stabilization, and operational strategies
- Assist in refinancing, recapitalization, and disposition analysis
- Prepare investor and internal reporting materials
Market Research & Strategy
- Conduct market research on supply/demand, rents, and economic trends
- Analyze comparable developments and competitive positioning
- Support site selection and new investment opportunity evaluation
Qualifications
Education
- Bachelor's degree in Finance, Real Estate, Economics, or related field
- MBA or Master's in Real Estate/Finance preferred
Experience
- 10 - 17 years target
- Real estate development
- Real estate private equity
- Investment banking or project finance
- Demonstrated experience in financial modeling and real estate underwriting
- Senior-level candidates should have experience managing transactions or major workstreams

- Advanced Excel and financial modeling (ARGUS a plus)
- Strong understanding of real estate finance metrics and structures
- Familiarity with development budgets and construction processes

Communication & Leadership

Compensation (Typical Range)
- Associate: $90K - $140K base + 15%-40% bonus
- Senior Associate: $120K - $180K base + 25%-75% bonus
- Potential for long-term incentives (carry/equity), particularly at senior level
