Every completed project gets a final walkthrough — not just for our records, but so the homeowner understands exactly what changed and why. In Columbia, MO, James and Deborah's roof had two issues stacking up: a pipe jack vent that had been caulked over (a common sign of an existing leak point) and shingles old enough that they could be lifted by hand, with hail damage that had already stripped granules in several areas. The fix: a new bullet boot and critter guard on the vent, a full re-roof with Owens Corning Duration shingles in Terra Cotta, and new 6" gutters with Gutter Helmet protection. It was 96 degrees when I got on the roof this afternoon. The property manager asked why anyone would inspect a roof in this heat. That heat is exactly why. A dry roof bakes all day and cools off evenly once the sun drops. But wet insulation — moisture that’s already slipped past the membrane — holds onto that heat like a brick pulled from a fire. Run a thermal scan in the evening and the wet areas light up. You can trace a hidden leak across an entire roof without lifting a single fastener. I’ve scanned roofs that looked flawless from the parking lot and from up top. No ponding, no cracks, nothing. And the infrared showed thousands of square feet of saturated insulation quietly rotting the deck underneath. Here’s the thing about roofs: the problems that cost the most are the ones you can’t see. By the time there’s a stain on a ceiling tile, you’re past a repair. You’re into a tear-off. That’s why I don’t open with “you need a new roof.” I open with “let’s find out what you actually have.” Sometimes the honest answer is a restoration at a fraction of the cost. As families head to the lake this summer, seasonal properties deserve more than just opening the doors and turning on the water. Cabins, cottages, and camper trailers that remain closed for extended periods are at a higher risk of developing moisture-related issues.
