This is turning out to be a busy year for the Hungarian market - and my team was delighted to support in the acquisition in the largest office transaction since, well, since when we led the sale of H2Offices in 2022. What makes this transaction stand out is its scale and our client's ambition; this is a fundamentally strong piece of real estate right at the core of Budapest's main submarket - but it needs substantial asset management and investment to update the specification and introduce the amenities to really punch its weight versus more modern competition. The challenge is whether the ends would justify the means. Yet, with build costs slowing new speculative pipeline to a crawl, and the target corporates ever more discerning, this is a strategic acquisition - bought at a price that will enable our client to fully and profitably justify their vision. Axonic Capital has partnered with Boston-based real estate firm Synergy to acquire 265 Franklin Street, a 21-story office tower spanning approximately 358,406 rentable square feet in Boston's Financial District. The acquisition was covered by Boston Real Estate Times, which reported the transaction as the first joint venture between the two firms and an expansion of Synergy's growing presence in Boston's central business district. He walks through the Business in a Box playbook that let him refine a 15 profit center P&L down to one hedgehog, and how that focus is what actually made 21 acquisitions bolt on cleanly. They dig into two PE recaps (Argon Capital, then TruArc out of New York in December 2025), what happened the day after the wire hit, and why frontline incentive pay had to be uncoupled after it turned into a disincentive. Jerry's take on private equity is worth the whole episode by itself. His line: PE only meddles when things aren't going well. Run your business right and PE is a tool, not a boss.
