Green building in Scottsdale is no longer just a trend, it’s now the standard shaping every corner of new commercial development. What began as a pioneering voluntary program has evolved into a citywide policy that embeds sustainability at the core of local real estate. When Scottsdale moved from optional ratings to a mandatory green code for most commercial and multifamily projects, the city signaled a deeper commitment to resilient, high-performing buildings. The shift leverages the latest international green codes, integrating requirements for better heat island mitigation, indoor air quality, water efficiency, and renewable energy as baseline expectations, not extras. Municipal facilities in Scottsdale must meet high certification standards, setting the tone for the private sector. Meanwhile, education and technical guidance remain central, as builders and developers navigate nuanced requirements like site shading, efficient envelopes, cool roofs, and responsible materials. While some worried about higher construction costs or learning curves, city leadership made it clear: protecting water resources, improving comfort, and ensuring long-term value outweigh short-term obstacles. The move also supports Scottsdale’s reputation as a sustainability leader, an asset that resonates with buyers and sellers looking for homes and investments built for both comfort and efficiency in the desert climate. With more of these features now woven into everyday development, the conversation around value in Scottsdale real estate is changing. Have you seen green building requirements influence your own decisions, or your clients’ priorities, when buying, selling, or investing locally? #ScottsdaleLuxuryHomes #McCormickRanch #ScottsdaleLiving #LuxuryLifestyle #ScottsdaleHomeSelling #ScottsdaleHomeBuying #ThoseCallaways

Real Estate in the Next Decade: Smarter, Greener, and More Connected The real estate industry is entering a transformative decade, driven by technology, sustainability, and evolving consumer expectations. Over the next 10 years, the sector is expected to shift beyond traditional property development toward creating smarter, more connected, and environmentally responsible communities. Rapid urbanization, infrastructure investments, and digital innovation will continue to fuel demand across residential, commercial, and industrial real estate. Smart homes, AI-powered property analytics, virtual property tours, and data-driven decision-making are becoming integral to the industry. At the same time, green buildings and energy-efficient developments are no longer optional—they are emerging as key differentiators for long-term value. Industrial and logistics assets are poised for sustained growth, supported by e-commerce and supply chain expansion, while mixed-use developments and flexible workspaces will redefine how people live, work, and interact. Despite challenges such as fluctuating interest rates, regulatory changes, and economic uncertainty, organizations that embrace innovation, prioritize sustainability, and remain customer-centric will be best positioned for success. The next decade belongs to developers, investors, and real estate professionals who can anticipate change, leverage technology, and create resilient, future-ready assets. Real estate is no longer just about building spaces—it's about shaping sustainable communities and delivering lasting value for generations to come.

One of the things I've enjoyed seeing over the last few years is the shift in what people are asking us. The conversation is becoming less about ticking boxes and more about how a home will actually feel to live in five, ten, or twenty years from now. That's encouraging because the choices made during the design and construction stage can have a lasting impact on comfort, health, and running costs. Building a home is a significant investment. I believe it's worth asking not just what it will look like on day one, but how it will perform for the decades that follow.
For years, conversations about building a new home have often centred around budget, floor plans and timelines. Increasingly, we're seeing a different question emerge: How will this home perform once people are living in it? At Green Abode, we believe that's one of the most important questions homeowners can ask. A high performing home isn't simply about energy efficiency. It's about creating a healthier indoor environment, maintaining comfortable temperatures throughout the year, reducing running costs and building homes that continue to perform well for decades. Our latest article explores the thinking behind Green Abode, why Director Kevin Turley became passionate about building high performing homes, and the principles that guide every home we build. If you're planning a new home or simply interested in how residential construction is evolving in New Zealand, we'd love to hear your thoughts. Proud to share this thought piece that Junko Nakagawa and I co-authored on the sustainability trends shaping multifamily residential development. As the industry navigates evolving regulations, cost pressures, and resilience challenges, we see significant opportunities to design for communities that are healthier, more efficient, and built for long-term value. We'd love to hear your perspective.
As the need for multifamily residential increases across the United States, developers are facing increasing cost pressure while simultaneously needing to address evolving regulations, heightened resident expectations, rising utility costs and resilience risks. At Atelier Ten, we view these challenges as an opportunity to deliver healthier, more resilient, and more equitable buildings. Today’s most successful multifamily housing projects integrate performance, wellbeing, and long-term value from the earliest design stages. In our recent thought piece, Atelier Ten’s US housing leads, Junko Nakagawa and Kristen DiStefano outline the top sustainability trends impacting multifamily projects and illustrate how performance driven strategies can benefit residents, developers, and communities alike. 🔗 Read the full piece here: https://lnkd.in/exUjkT7N
