The conventional wisdom on real estate AI holds that the winners will be whoever deploys the best agent-facing tools: smarter CMAs, better lead routing, faster document processing. RealPage, Inc.'s acquisition of Cherre suggests the real competition is happening two layers deeper. Cherre's value proposition is not an application. It is entity resolution at scale, making four billion records across $4 trillion in assets consistent enough to trust. RealPage is paying for infrastructure, not interface, because the interface is only as smart as the data underneath it. This should reframe how residential brokerage leaders evaluate their AI investments. Most of the demos being pitched to broker-owners today are application-layer: visible, fast to deploy, easy to market. None of it works reliably without clean, resolved, trustworthy data underneath. The reason AI outputs in brokerage settings so often disappoint is not model quality. It is data quality. The implication is uncomfortable: the firms with the best AI outcomes over the next five years will be the ones that made unglamorous investments in data hygiene, system integration, and record normalization before AI tools became the priority. Most technology-adoption studies measure the least important thing: whether a company bought the tool. Multifamily Insiders 2026 technology adoption dashboard is useful for exactly that. It shows a lot of core infrastructure is now standard: property management systems, portals, online payments, screening, e-signature, websites, and increasingly AI assistants. It also shows where adoption is still uneven: lead scoring, water detection, inventory management, contract management, incentive optimization, and more. That is a helpful market map. But it leaves out the harder question: 𝗖𝗮𝗻 𝘁𝗵𝗲 𝗼𝗽𝗲𝗿𝗮𝘁𝗼𝗿 𝘁𝘂𝗿𝗻 𝘁𝗵𝗼𝘀𝗲 𝘁𝗼𝗼𝗹𝘀 𝗶𝗻𝘁𝗼 𝗮 𝗯𝗲𝘁𝘁𝗲𝗿 𝗼𝗽𝗲𝗿𝗮𝘁𝗶𝗻𝗴 𝘀𝘆𝘀𝘁𝗲𝗺? A chatbot, CDP, BI platform, revenue-management tool, leak sensor, CRM, and maintenance system do not create compounding value because they all exist. They create value when the operation can connect the individual parts: The property. The unit. The prospect. The resident. The owner. The vendor. The work order. The decision. The outcome. With timestamps, relationship history, accountable owners, and a record of what happened next. Too much operational data still lives as disconnected records. We know a work order exists. We do not reliably connect it to the resident experience, the asset condition, vendor performance, owner communication, prior failures, approval trail, and financial outcome. We know a lead came in. We do not reliably connect source, response time, tour, follow-up, exception, leasing decision, and lifetime value. That is the data architecture gap underneath a lot of the AI conversation. And even a good data model is not enough. Technology adoption succeeds or fails through process design, role-based training, adherence, exception detection, resolution, and accountability. The launch plan also needs an exit design. What result are we expecting? What behavior has to change? How will we know it is working? When do we remediate, scale, or remove it? Otherwise, point solutions accumulate. The integration burden grows. The workarounds become permanent. And the technology stack gets more expensive without becoming more capable. The next advantage in property management will not belong to the operator with the most technology. It will belong to the operator whose systems can remember what happened, connect it to the right relationships, surface exceptions early, and help people act with better judgment.
