Ten years ago, Bristol Community Land Trust completed the first 100% affordable community-led homes there in many years, and some of the first new-build urban homes in the Community Land Trust Network (along with London CLT who got their 23 homes at St Clements the same year). It was lovely to revisit the community on Saturday to celebrate the achievement and look to the future. Residents spoke about the security and affordability, but also a sense of ownership, control, confidence and community. Like many CLT projects this is about more than the homes -- from the first occupants working together to self-finish the kitchens, bathrooms and decoration coordinated by Jackson Moulding; to their gradually improving the shared garden and building a bike shed together; to helping each other solve little problems like a leaky tap via a WhatsApp group; to the seven children born here and running in and out of each others' homes. Being part of the CLT, the residents also have the backup and support of their wider community, and they negotiate together over service charges and changes. What a contrast to the usual strimmed grass and unloved shared spaces surrounding atomised and disempowered residents. I spoke at a gathering in the nearby community centre about our aspiration for this to become commonplace. The new normal. Instead of pigeon-holing this as just something for leftover, difficult, small sites, we could bring these ideas into partnership with developers and housing associations everywhere. What if most development was done this way, building homes on common ground, in partnership with empowered, relationship-rich communities?

A heartfelt thank you to our incredible European CLT Network community! Last week, with so much joy, we gathered in Brussels and Ghent for our Members' Annual Meeting. Three days filled with shared vision, and the kind of energy that reminds us exactly why this work matters. Community land trusts are about more than housing. They are about people, communities reclaiming their right to land, affordable, stable home, and building something lasting together. And when we look around the room at the changemakers, practitioners, and advocates who make up this network, we can see how powerful that mission becomes when pursued collectively across Europe. Many thanks CLT Ghent for hosting our network in your beautiful city! And to every one of you who travelled to be with us, thank you. For your time, your ideas, your warmth, and your unwavering commitment to access to land, housing affordability and community-led solutions. It is a family united by purpose.  See you all again soon!
