    What will it take to solve the UK's housing challenge? This was one of the questions explored at QX Global Group's Residential Insights event at The Shard last week, where Moda CEO Johnny Caddick joined leaders from across the residential sector to discuss the opportunities and challenges shaping the future of UK housing. Joining Rick de Blaby, Honor Barratt, Jackie Robinson and John German on a panel chaired by Philip Hillman, Johnny spoke about the significant opportunity the living sector has to help address the UK's housing shortage. No single tenure can solve the challenge alone, he said. But between build-to-rent, single-family housing, PBSA, later living and other sectors, purpose-built rental living could - and should - play an important role in delivering the homes the country needs, at the scale required. "I'm very optimistic about the future of the sector," Johnny shared, adding that Moda's position within the wider Caddick Group - bringing together expertise across land, development, construction and operations - gives the business greater control of the delivery pipeline, helping unlock sites, attract long-term investment and bring forward new homes across multiple tenures.

Count us in! ☕🥐 Our Coffee Morning Roadshow has been touring our Casa by Moda neighbourhoods across the UK, offering residents complimentary coffees and pastries on us, whilst creating a welcoming space to connect, chat, and enjoy a little morning boost to kick-start their day.    Small moments like this are key to our belief at Casa by Moda that it's not enough to just provide a quality home - thriving communities are built through the places, experiences and everyday opportunities that bring people together, whether that's green spaces, landscaping and play areas, or just a coffee on us.    It was also a great opportunity for the Casa team to spend time with residents and catch up on what's happening across our neighbourhoods. We love than spending time with our communities, hearing their feedback and learning how we can continue building on the exceptional living experiences we work to deliver every day.

    We’re proud to share that the funding agreement behind Stone Yard, our JV BTR neighbourhood with Aviva Capital Partners, won Deal of the Year at the 2026 Midlands Insider Media Residential Property Awards. 🎉 Supported by NatWest, Homes England and the West Midlands Combined Authority, the deal unlocked the first of Stone Yard's two phases, which will deliver 605 new homes, commercial units and public realm in the heart of Digbeth. For us, this deal is a reflection of what can be achieved when public and private sector partners work together with a shared vision: unlocking complex city centre sites, accelerating regeneration and delivering the homes and places communities need. In addition to unlocking the site, the Stone Yard funding structure allowed us to double the initial Affordable provision to 20% - a tangible and valuable outcome that was made possible by genuine collaboration between the parties in the deal. While it's fantastic to receive this recognition, with the neighbourhood now on site, we've still got a lot of work to do! We're looking forward to continuing our partnership with Aviva, our local authority partners and the wider stakeholder team to bring Stone Yard to life and continue to embed the project in the heart of Digbeth - one of the most exciting regeneration projects not just in the region, but the whole of the UK. Congratulations and a huge thank you to everyone involved in bringing the deal together. Congratulations also to all of this year's finalists and winners - the strength and diversity of projects recognised in the room was a reminder of the fantastic work happening in Birmingham and across the Midlands.

    Our first student accommodation neighbourhood is taking shape in Leeds 🎓 Located within Caddick's £300m SOYO neighbourhood, our first PBSA development will bring 291 high-quality student homes to one of the city's most vibrant cultural districts, alongside dedicated amenities including a gym, rooftop terrace and study spaces. Being delivered onsite by our sister company Caddick Construction Limited, the neighbourhood is designed around wellbeing, community and resident experience, bringing Moda's approach to rental living to the student sector for the first time.     It’s been a week since we wrapped up UKREiiF 2026 and we’re still reflecting on a brilliant few days in Leeds. 🌦️🤝🏗️ Across three packed days at the Caddick + Moda Pavilion, we welcomed colleagues, partners and peers from across the real estate sector for a programme of discussions covering everything from rental living operations and viability to regeneration, infrastructure, policy, sustainability and skills. The conversations throughout the week reinforced just how important collaboration, long-term thinking and strong partnerships remain in delivering places that genuinely work for people and communities. From major regeneration and infrastructure investment through to resident experience and operational performance, there was a palpable sense of optimism about the opportunities available across the UK’s towns and cities with the right set up and backing. We also enjoyed speaking to colleagues about our newly announced Single Family Housing partnership with CBRE Investment Management, with a great level of engagement and interest on our plans to deliver high quality, professionally managed homes across the UK backed by long-term institutional capital. Another highlight of the week was seeing students from Pathways to Property take to the stage when they joined us for a structured debate on regeneration, community and delivery. Their insights gave us new ways of framing ideas and approaches, and their confidence and passion for the sector was an energising sneak peak at the bright futures of the next generation of property professionals. A huge thank you to everyone who joined us and our sister companies Caddick Developments and Caddick Construction Limited across the week, whether on stage, in the audience or behind the scenes helping bring the programme to life.     What are investors really looking for from operational platforms across BTR, single family and co-living? That was the focus of a panel discussion at UKREiiF featuring  Moda Living’s Dougie Orton-Wade alongside Lesley Roberts of Related Argent, John Coddington of JLL and Hannah Marsh, discussing what investors are now looking for across BTR, single family and co-living operations, chaired by NHBC's Niki Kyriacou. A key theme emerged quickly and clearly: Investors are increasingly looking beyond the performance of individual assets and focusing more closely on the strength of the operational platform behind them and how operators can drive NOI efficiencies through smarter, more streamlined service models. As operators, we’re seeing resident expectations continue to evolve alongside technology. The conversation explored how automation and digital tools can help simplify and enhance parts of the resident journey, while still maintaining the high-quality service, operational expertise and human interaction that remain central to successful communities. This thinking is reflected in the continued growth of Moda’s third party management platform, including our recent appointments by CDL to operate The Joinery in Manchester and The YardHouse in London. Being recognised as both HomeViews Operator of the Year and Property Week RESI Operator of the Year in the same year reflects the strength of the platform, people and resident experience we’ve built since 2019.     On Thursday morning at UKREiiF, we welcomed a group of sixth form and university students from across the UK with Pathways to Property for a structured debate on a deceptively simple question: should regeneration happen fast or slow? The discussion explored everything from community engagement and affordability to skills, infrastructure, delivery and long-term social value, with students arguing passionately from both perspectives. There were thoughtful arguments on the importance of phased regeneration and meaningful community consultation, particularly around preserving local identity, supporting existing residents and ensuring developments respond to real social infrastructure needs. The opposing team made an equally strong case for faster delivery, highlighting the need to address housing shortages, create jobs and skills opportunities more quickly, and reduce the financial and logistical pressures that can come with prolonged delivery timelines. What stood out most throughout the session, though, was the level of insight, confidence and perspective shown by the students. A huge thank you to everyone that helped make the session happen, especially to the students and team from Pathways to Property for bringing such energy, and intelligence to the discussion.     A look back over UKREiiF Day Two 🏗️☀️ Another packed day at the Caddick + Moda Pavilion, where we welcomed colleagues from across the industry for a series of insightful discussions spanning policy, viability, infrastructure and the future of rental living. From the evolving impact of the Building Safety Act and the role policy can play in powering sustainable growth, through to the opportunities and challenges shaping viability across the Midlands, the day reflected the importance of partnership, collaboration and long-term thinking in delivering regeneration at scale. The afternoon also saw a fantastic discussion focused on rental living operations, exploring how operational excellence is increasingly driving resident experience, performance and long-term value across the sector. We finished off the day welcoming colleagues from across the rental living sector to join us for a drink and to catch up on another busy day at Leeds Docks. #PlacesForLife

    We continued our UKREiiF 2026 programme with a panel discussion exploring how policy, partnership and infrastructure can support sustainable growth and inclusive placemaking in practice. Hosted at the Caddick + Moda Pavilion, the session brought together Judith B. from Cambridgeshire & Peterborough Combined Authority Authority, Tanmay Desai from Pension Insurance Corporation plc Insurance Corporation, Simon Dew from Muse, Alison Shipperbottom from Bassetlaw District Council, Dave Saville from Caddick Construction and Moda’s Planning Director James Blakey, chaired by Dr Catalina Ionita from Planit. The discussion explored the realities of viability and delivery in today’s market, particularly across city centre residential development, where projects continue to face significant pressures. A key theme throughout was the importance of clarity, capital and collaboration in unlocking regeneration opportunities, alongside the role of local authorities, infrastructure and partnership working in supporting delivery. The panel also reflected on the role major infrastructure investment can play in shaping growth. At Moda, projects like Stone Yard in Digbeth reflect the confidence that can come from delivering new homes and communities in parallel with transformative investment such as HS2 and wider regional connectivity improvements.     We kicked off our 2026 programme with an ESG breakfast briefing, where our Head of ESG Tarry Depledge gave an update on what our residents prioritise when it comes to sustainability, and the best way to ensure strong ESG delivery in practice. Tarry was joined by Caddick’s ESG lead Jessica Herman, Ann Xu from our newly announced SFH partner CBRE Investment Management and Leeds Rhinos Rugby League Club Chief Executive Jamie Jones-Buchanan MBE for an energised, proactive and optimistic discussion about why ESG remains a core business fundamental and the wide ranging impact our collective efforts do and can have. #PlacesForLife
