Are you building your AI strategy in the wrong order? Most operators start with tools and end at data. Cat Allday says it should be the reverse, and the operators who adjust their approaches now will have a compounding advantage over those who wait. She sat down with Kelsi Borland on the GlobeSt.com Perspectives Podcast to break down how forward-thinking operators can get ahead. Maintenance is one of the most direct levers operators have for resident retention. How teams handle requests, manage repairs, and communicate with residents often shapes whether those residents renew or move on. Join Sean Forster, Kelly Dean, Winter Smith Brice, and Maddie Todd, Sr. Director of Technology at Real Property Management Express, next week for a free webinar where they'll explore how AI helps maintenance teams resolve issues faster, communicate proactively, and keep residents renewing. You'll walk away with practical strategies for turning maintenance into a retention driver, plus a firsthand example of what that looks like in action. 📍 Maintenance Matters: Using AI to Improve Resident Retention 🗓 Thursday, July 23 🕑 11 AM PT / 2 PM ET Reserve your spot → https://lnkd.in/eiWA-g5k #appfolio #webinar #maintenance

  • Last December, we partnered with the Institute of Real Estate Management (IREM®) to uncover how AI is transforming the industry. One of our most surprising findings was this: only 10% of owners and executives expected AI to reduce the number of people needed to run their businesses. The other 90% expected it to complement or reshape existing roles instead. In Daniel French's recent piece in Thesis Driven, he puts the spotlight on the operators whose roles have changed and breaks down how AI helps them deliver real performance for their residents and investors every day. That's the Real Estate Performance Management story we believe in, and it's definitely worth a read. Check out Daniel's post below for more 👇

“The Least Glamorous Job in Real Estate Is Getting Sexier” On behalf of the 900K+ operators in this wonderful industry, huge THANKS to Brad Hargreaves, Paul Stanton and James Kaminsky for publishing my guest column in THE premier CRE publication, Thesis Driven. They are true professionals, and this process for me has been a labor of love, as we shine the spotlight on operators, the backbone of the high-functioning housing industry in the United States. Essential workers, if you recall that from COVID!  Yes, indeed. And these operators, tooled up by #AI, are bringing Sexy Back to PM each and every day, raising the bar for owners. HMU with your feedback on the article, can’t wait to hear it! https://lnkd.in/eaKKC9Sx

Here's the thing about AI in real estate: everyone has it now. And yet a distinct group of operators is pulling ahead. Same market headwinds. Same cost pressures. Completely different outcomes. AI adoption isn’t the story behind their success. It’s what they’re doing with AI that matters. The operators winning right now aren't just using AI to move faster on tasks. They've made a mindset shift: • Task-centric → outcome-centric • Property manager → performance manager That's the move to Real Estate Performance Management (RPM), and it changes which tools are worth choosing. General-purpose AI has to learn your industry. You need to input documents, write out guidelines, and teach it what to do from the ground up. AppFolio's AI-native architecture already knows it. That means delivering better outcomes faster with much less hassle upfront. And the data backs it up: the top 25% of operators are running at 2.4x the profitability of the rest. That's the kind of real performance that separates AI that changes your business from AI that just keeps it running for your residents, your investors, and your business. I spoke more about this with the team at GlobeSt.com. Would love to hear how you're thinking about the shift 👇 https://lnkd.in/gA82ifnc

  • The conversations at this year's #Apartmentalize made one thing clear: the definition of success in real estate is changing. Across discussions with operators, industry leaders, and innovators on the show floor, a consistent set of themes emerged about where the industry is headed and what it will take to outperform the market. Ambitious operators, in particular, are redefining what success looks like. While every organization is on its own journey, these were some of the strongest patterns we heard throughout the event: 1️⃣ Outcomes Are the New KPI Leading operators measure success by outcomes — not activity — creating more value for residents, investors, and teams. 2️⃣ AI is Ready to Execute AI is moving beyond assistance to help execute governed operational work, allowing teams to focus on higher-value priorities. 3️⃣ Data Quality Drives AI AI performs best when organizations understand their data, how it flows, and how it's governed. 4️⃣ Fix the Process First AI won't solve broken workflows; it amplifies them. Strong processes create the foundation for better AI outcomes. 5️⃣ AI Raises the Baseline AI gives more people access to expertise, helping teams accomplish more while keeping human judgment at the center. 6️⃣ Experience Drives Performance Resident experience, operational execution, and portfolio performance are interconnected. Improving one strengthens the others. These insights point to a fundamental shift in how operators define real performance. The conversation has moved beyond task-based property management to Real Estate Performance Management (RPM): a new discipline built on creating measurable value for the entire real estate ecosystem. AppFolio was built for exactly this moment. Not retrofitted. Not patched. Purpose-built to move operators from managing tasks to delivering outcomes through AI-native technology, unified data, and governed execution. #performanceliveshere #appfolio #rpm

  • Cat Allday recently spoke with Multifamily Dive about where real estate operators are putting AI to work, and what separates the ones actually getting ahead. The shift isn't about saving time. It's about what teams do once the coordination work is off their plate. Read Cat's take below 👇 #performanceliveshere #appFolio #RPM

What would your team do with an extra week’s worth of time? I've been asking real estate operators this question for a while, and the answers are starting to change. A year ago, most people said, "catch up." Today they're saying, "get ahead." That shift has a name: Real Estate Performance Management (RPM). And it doesn't happen by accident. It happens when the coordination work, follow-ups, tour scheduling, maintenance triage, delinquency outreach, etc., moves off the team's plate entirely, freeing them up to focus on the human side of real estate. And that’s where AppFolio Realm-X Performers come in. They don’t just speed up the work; they handle it. Remove it. Make space for teams to build stronger resident relationships, make more judgment calls, and deliver the portfolio insights that strengthen investor confidence. Some of that work will always require a real person. Knowing a community, showing up for residents, earning trust over time — that's not going anywhere. But the overhead that keeps real estate operators at their desks instead of in the field? That's what's changing. I went deeper on this in a recent interview with Multifamily Dive. Read the full piece below. https://lnkd.in/dmr5qucS

Operators aren't asking whether AI is real anymore. They're asking whether they can trust it to act on their behalf. That’s what we heard from attendees all last week at Apartmentalize. When our booth opened, the answers were ready and waiting. What we showed wasn't a roadmap. It was a working platform, already running for customers: the AppFolio Realm-X Accounting Performer, Leasing Performer, and Resident Messenger Performer handling back-office work, answering leasing calls at 10 PM, and resolving resident questions before they become complaints. The reaction we received wasn't surprise that it was possible. It was recognition that this is what operators have been waiting for. There's still a building. There are still relationships that need a real person in the room. But what I kept hearing in New Orleans is that operators already know that. What they're ready for is a platform that knows it too.
