Massachusetts Institute of Technology just published the most comprehensive EV cost analysis anyone has done. The cold-climate objection. The dirty grid objection. The "too expensive to own" objection. All three are gone. Researchers pulled data from every U.S. zip code and ran it through every variable that might affect cost or emissions: local climate, electricity sources, traffic patterns, annual mileage, urban versus rural driving. Not one or two factors. All of them. In most parts of the country, EVs reduce emissions by 40-60% compared to a gas car. Even on the most carbon-intensive grids, EVs almost always come out ahead. Battery performance does take a hit in the cold. Measured over a full year, though, the effect on emissions is pretty small. And in most of the U.S., EVs are cost-competitive with gas vehicles without any tax credits. Most people treated the "EVs don't work everywhere" argument as a legitimate reason to wait. That argument is gone. Which means the wave of newly affordable EVs heading toward renters isn't slowing down. 1.1 million EVs were leased between 2023 and 2025. Those leases are expiring now. MIT solved the "should I buy an EV" question for almost anyone, anywhere in the country. Now we are focused on convenient home charging even if you rent.

A gas car traveling 60mph produces 45 pounds of carbon waste every hour. To put that in perspective: my entire family of four generates about 35 pounds of garbage in a week. I do not throw that garbage into my neighbor's yards. That waste from gas cars? It gets pumped directly into the air we all breathe. When I first read this statistic, I couldn't wrap my head around it. How does burning a couple gallons of gasoline (*about 12 pounds) create 45 pounds of waste in just one hour? The chemistry is simple: carbon in gasoline combines with oxygen to create CO2 and CO. But understanding the math is different from seeing the volume. So I decided to visualize it. I attached some large 4' party balloons to the exhaust pipe of a friend's pickup truck. I thought it would take a few minutes to fill one. It took about 10 seconds. Do that math: in five minutes of idling in an enclosed garage, you'd fill 20 massive balloons with exhaust. That's roughly enough to displace most of the breathable air in a two-car garage. Now when I'm driving down the highway, I see it differently. Every gas car is essentially a mobile waste factory, invisible but constant. Like dumping your family garbage can out the passenger window once every hour when you drive. EVs eliminate this. Zero tailpipe emissions. Whether idling or highway speeds. The air quality difference in underground parking garages alone is dramatic. Our installers have seen it firsthand - after running wires along garage ceilings, their hands come back black from accumulated exhaust residue from prior gas emissions. Cleaner air, lower operating costs, and better performance. The economics of EVs are undeniable, but the environmental benefit? That's not just about climate, it's about the air in your neighborhood, your parking garage, and your commute.

Was on the Less Talk More Action podcast recently, and we got into why EV charging still hasn't scaled in multifamily housing. The problem isn't demand. It's that most EV charging was designed for gas station thinking - get energy in fast and then move your car to make room for another vehicle. That logic falls apart in an apartment building. Put two shared chargers in a 50-unit property and it works fine until you have more than a handful of EV owners. Now you've got tenants fighting over available charging ports. The smarter landlords saw this coming and decided doing nothing was better than creating conflict. That's not laziness. It's a rational business decision given the options available. What actually works is personal charging in each resident's own space, with software managing energy across the whole building in real time. The average car sits at home 15 hours a day. Average daily drive is 36 miles. You don't need a fast charger. You need a reliable one that's always there when you want toplug in. Convenience carries the day. We also got into where this is heading. Control 150,000 vehicles each exporting 7 kilowatts during peak hours and you've got roughly a gigawatt of dispatchable power. The cars everyone's been calling a grid burden become its best new resource. And Virtual Power Plants make better neighbors than a fossil fuel plant!
