  • Jim DuRussel and Kyla Jacobson spent Q1 on the road. Now, 22 Property Condition Assessments later, several new client communities have something they didn't have before: A clear, prioritized 5-year capital plan. A PCA isn't a checklist. It's a full read of a property. From safety, exterior, roof, building envelope, concrete, asphalt, MEP, IT and low voltage, to the interior work that residents feel every day: carpet, paint, FF&E, and unit turns. That kind of read takes two very different skill sets working side by side. Jim is the project manager who orchestrates it all... keeping dozens of moving details aligned, sequenced, and accounted for. Kyla is the interior designer, and one of the most critical people in the room: she's the reason the work doesn't just get specified, it gets delivered the way residents will actually live with it. Our Program and Design Team assesses it, budgets it, sequences it by critical path, and transitions the approved scope to our Project Management Team to build over the next five years. 22 communities mapped in Q1. 48 more to assess in Q2.
