How much of your market do you actually get to see? Most land teams work a slice of it and hope the best deals are somewhere inside. Andrew Byrd didn't accept that tradeoff. He's an acquisitions analyst at Legacy Home Builders. In his first 90 days, he screened more than 39,000 parcels and built a pipeline entirely from off-market land. That pipeline turned into 10 to 15 deals under contract in a single quarter, about $15 million in acquisition value and a projected $50 million once those communities are built. Last quarter, one Prophetic user screened 39,161 parcels. Ninety days. One person. More market coverage than a traditional land team could reach the old way in a year. For as long as anyone's done this work, land acquisition has had a throughput problem. A strong analyst gets through a couple of sites a day by hand.
