📢 We’ve just launched the Summer 2026 edition of our UK Residential Investor Sentiment Survey. Based on data from 22 organisations, the quarterly report provides an aggregated outlook for UK residential investment, exploring expectations for rental and capital value growth alongside investment intentions across build-to-rent multifamily, single family housing and affordable housing. 📊 The findings point to continued rental growth, but at more moderate levels. Around 80% of contributors expect growth of 1-3% for new multifamily lettings, while almost 70% anticipate the same range for single family housing. The outlook for capital values has become more cautious across both segments. There are also notable regional differences. The Northern region has received the most positive rental growth outlook for the first time in the survey’s history, while investment appetite is strongest in London for multifamily and the Southern region for single family housing. 🔎 Together, the findings offer valuable insight into how residential investors expect the market to perform and where they intend to allocate capital over the next 12 months. 🏘️ Excellent news for the housing sector. In an interview this morning, Housing Secretary Angela Rayner MP confirmed that the Government will not introduce rent controls in England. RE:UK has consistently made the case against rent controls and will continue to do so. Most recently, we raised our concerns with the incoming Prime Minister, Chancellor and Housing Secretary. We welcome the fact that ministers have heeded our warnings about the harm rent controls could cause to the delivery of new homes, as well as the jobs and wider economic benefits they bring. ➡️ Improving affordability must remain the priority, but the answer is increasing the supply of homes, not introducing measures that risk deterring the investment needed to deliver them. The UK’s housing challenge is fundamentally one of undersupply. The focus must now be on policies that unlock viability, attract investment and accelerate the delivery of more homes across the country.

In response to speculation that the Government may exclude rent freezes or controls from its cost-of-living announcements, our Chief Executive, Vanessa Hale, has called on Ministers to definitively rule them out. 🗣️ "As the Government's policy platform continues to take shape, today's reporting that rent controls are back off the table is welcome. "We have consistently made clear the only durable way to tackle housing affordability is through a sustained increase in supply. Policy efforts should therefore be focused interventions that support delivery of new homes. Internationally, the evidence is clear, rent controls undermine investment and, consequently, restrict housing supply. "We have raised the issue with the Prime Minister, the Chancellor and the Housing Secretary, and we welcome the fact that Housing Secretary and Minister have both ruled out rent controls previously for these reasons. Matthew takes on the role at an important time for retail property, bringing significant experience and insight to the Board’s work. 🏙️ The Retail Board brings together RE:UK members who own and manage retail property across the country. It champions investment and policies that help town centres and other retail destinations succeed, with priorities including business rates reform, stronger local partnerships and ESG best practice. 🏙️ What does the new Draft London Plan mean for the capital’s future growth? We attended its launch at City Hall yesterday, where Jules Pipe CBE, Deputy Mayor for Planning and Regeneration, and senior GLA officials presented the Plan’s vision and priorities. 📌 Key takeaways from the new Plan include: 🔹 The Plan has been significantly streamlined and is around half the length of the current version. 🔹 Meeting London’s housing need and ensuring the capital remains an investable city are clear priorities. 🔹 The housing target has been revised from 850,000 to 558,000 homes, reflecting current infrastructure constraints. 🔹 Affordable housing thresholds have been restructured into three tiers of 20%, 25% and 35%, with higher requirements applying in Central London. 🍽️ Following the launch, we also attended a dinner hosted by Strand Partners with Tom Copley Hon FRIBA, Deputy Mayor for Housing and Residential Development, as well as Jules Pipe CBE. The discussion reinforced the importance of improving viability, unlocking private investment and delivering the infrastructure needed to increase housing supply. There was clear recognition that achieving the Plan’s ambitions will require close collaboration between the GLA, government and the private sector. 🗣️ We’ll be writing to members shortly to outline our approach to the consultation and gather views ahead of submitting our formal response.
