Francesco Decamilli shared thisThis week the #NYC office was full. People in from a few different time zones, on purpose. A board meeting somewhere in the middle of it, plus lunches, dinners, and a happy hour that ran later than it should have. Busy week. Somehow the energy in the room only went up. A lot of conversations came back to the same question: are we genuinely making life easier for the operators who use Uniti every day, or are we just giving them another tool to manage? The Manhattan-based company counts Regus, StorQuest, Storage King USA and RHP Properties among its customers. Uniti says one enterprise client achieved a 214 percent ROI, while 94 percent of pilots converted into long-term contracts. Francesco Decamilli shared thisThree years ago, Emre Altinok and I decided to build a company together. Today, that idea became a $12 million Series A, led by Pathlight, with continued support from all of our existing investors, new participation from MetaProp, and angel investors including Gokul Rajaram, Lenny Rachitsky, and Romain Huet. Emre and I met as freshmen at Yale and became close friends. After graduation, our careers went in opposite directions. Emre went deep into machine learning, I built mine in real estate. Nearly a decade later, those worlds converged. AI had reached an inflection point. For the first time, software could do the work - not just help people do it. The question became: where would that matter most? For me, the answer was obvious: real estate. Few industries are more operationally complex. Every year, more than $1 trillion is spent on the labor required to execute the same conversations, workflows, leases, maintenance requests, and support interactions across millions of properties. The best operators spend years refining those playbooks. They codify every process to deliver a consistent experience at scale. Then they grow. And that's when the operation starts fighting back. The systems that worked at 5 properties begin to break at 20. Conversations slip through the cracks. Growth should feel like progress. Too often, it feels like losing control. That’s what made AI feel so different. For the first time, technology didn’t have to replace the operator’s playbook - it could execute it. That’s why we built Uniti. Not to replace operators, but to help them scale what already makes them exceptional. Today, Uniti agents handle 300,000+ two-way conversations every month across self storage, senior living, manufactured housing, multifamily, and flex workspace. One number still amazes me: 94% of operators who pilot Uniti end up converting. Everything else has followed from earning that trust. This round lets us build faster. More agents. More integrations. More verticals. More operators scaling their secret sauce, on their own terms. To Emre: after more than a decade, I still wouldn't want to build with anyone else. Francesco Decamilli posted thisOne thing I've been slowly unlearning over the last year is how to run a first sales call. Traditional enterprise SaaS trained us to spend the first 30 minutes on discovery. Ask enough questions to understand the pain, earn the right to give a demo, then schedule a second meeting. It was a playbook built around information asymmetry...the seller knew what the product could do, the buyer didn't. It's the wrong playbook for selling AI. Today, every AI company says they automate workflows, integrate with everything, and can do anything. Blah blah blah. The problem isn't a lack of information. It's a lack of credibility. I've found the best first sales calls do something different. Show the magic immediately - and make it hyper-relevant to the prospect you are talking to. If you’re talking to the VP of Operations at a self-storage operator, show them an AI agent answering an inbound call, recommending a unit, reserving it in the PMS, taking payment, and sending the move-in instructions. If you’re speaking with a senior living operator, show the agent handling an inquiry, qualifying the prospect, scheduling a tour, updating the CRM, and sending a personalized follow-up. Do that in the first 10 minutes and everything changes after that. The discovery doesn't disappear, it just becomes buyer-led. Instead of asking, "What can your product do?" they start asking, "How would this work with our systems?" "What happens in edge cases?" "Could it handle this workflow too?" The conversation shifts from possibility to implementation. It feels like the sales motion has inverted. Traditional SaaS - Discovery - Qualification - Demo - Technical validation - Business case AI-native - Prove the magic (<10 minutes) - Establish credibility - Collaborative discovery - Design the deployment - Commercial discussion This isn't an argument against discovery. It's an argument that, for products capable of demonstrating real work in real time, belief has become the prerequisite for discovery. Building an AI-native company has meant relearning first principles. How you hire, build products, write software, organize teams -- and yes, sell. agree/disagree?

It opened the orange door and had all of their top executives show a small group of people how and why they are leading the industry. It was an incredible afternoon because the first thing that stopped me wasn't a spreadsheet. It was an AI named "Ellie." She's 5 weeks old. She's already answered 60,000 phone calls. And she resolved 74% of them without a human ever picking up. She's projected to add roughly $3,000 of NOI to every single property she touches. A few other things I can't stop thinking about: They've quietly rebuilt the machine. 89% of transactions are now digital, up from 30% in 2019. $82M in structural cost savings. +270 basis points of same-store NOI margin expansion. A 77% NOI margin — the highest of any public operator. They didn't get there by cutting. They got there by re-tooling every department and putting data where intuition used to be. Their line for it was the sharpest thing said all day: "AI is the engine. Data is the fuel. Scale is our moat." Massive credit to the Public Storage team for opening the door and showing real numbers, real tools, and the future of the self-storage industry. The question I'm sitting with tonight: if the BIGGEST player in the space is moving this fast on AI and data... what's the future of self-storage going to look like in 5yrs? 10yrs? The future is going to be wild and I am excited to have Public Storage as one of our partners. P.S. — The most honest moment of the day was when their new CEO was asked what keeps him up at night. His answer wasn't rates or supply. It was change management — moving the organization fast enough to capture the opportunity in front of it. Francesco Decamilli liked thisFrancesco Decamilli liked thisThis week a big group of the Uniti team piled into our NYC office. Sleep scores were rough. Output was not. We spent the week on one thing: customer experience, for every single one of our customers. Not a value on a slide but the actual thing that decides whether someone using our platform today feels supported instead of overpromised. What made the conversations meaningful was who was in the room. We don't treat our verticals as the same business in different outfits - the systems, the buyer, the seasonality, even how customers describe a problem, are unique to each one. We live in those details, so we're not solving for "customers" in general. We're solving for the storage operator bracing for the seasonal rush, the onsite team keeping residents happy while hitting leasing targets, and the operator turning tours into leases. Days like this remind me great CX is a responsibility of everyone at the org. It's a mindset that has to show up in the product, the implementation, the support, and most importantly, the people. I'm lucky to work with a team that cares this much about getting the details right - for our customers and for each other.

It was a very rough MVP but Francesco had spent years in commercial real estate and his friend Emre Altinok was obsessed with AI long before it became a buzzword. After a few demos, phone calls, and plenty of feature updates (and lots and LOTS of bugs) we were fortunate enough to be an early user of the platform. I was luckily invited to join as an angel investor and fast forward to today... Uniti has just raised a $12M Series A! Glad to see they brought on new investors, are expanding the team, and continue to grow at an impressive pace. Congratulations to Francesco, Emre, and the entire Uniti team.
