Thank you to the Overlay Capital team for co-hosting our West Palm Beach investor lunch yesterday. 🌴 There’s nothing like a face-to-face deep dive into the systems underpinning our economy—from infrastructure and energy to housing. One theme was unmistakable: *Insurance is no longer a line item. It’s a market force.* I’ve spent much of my career investing in the Western U.S. & Sunbelt. For decades, the tailwinds were undeniable. But on the ground in Palm Beach, the shift is palpable. In Florida, insurance is functioning like a shadow property tax—except the revenue doesn’t build roads or schools; it simply offsets risk. For 70 years, capital flowed South and West. Now that tailwind is colliding with a structural headwind. When premiums double, triple, or disappear entirely, they may not show up in Zillow estimates—but they show up in operating costs. Sophisticated investors can absorb that. Renters and communities often can’t. When operating costs outpace wages, you don’t get equilibrium—you get migration. At Resilience, we’re leaning into this generational repricing. For the first time in my career, we’re seeing Great Lakes markets quietly outperform much of the Sunbelt on yield and stability. Capital that ignores this shift will be surprised. Capital that understands it early will be positioned to benefit from growth.
