I've been on the operator side of technology adoption long enough to know how many pilots die in procurement. I've also lived the other side of it. At my previous firm, I put forward a recommendation to implement a PropTech solution. It got turned down. Three months later, the same decision makers wanted to greenlight the exact same platform. Not because the product had changed. Not because the ROI case got stronger. Because they found out another operator, a friend, was already using it. That's not a data story. That's a FOMO story. And it's more common than anyone in this industry wants to admit. That dynamic came up directly on stage and I wasn't the only one who had lived it. Last Thursday I moderated Bridging the Gap: Scaling AI Startups for Enterprise Adoption at the AI in Real Estate Summit presented by the Proptech Council. On stage: Brendan McSheffrey, David S. Rose, Zander Geronimos, and Andrew Ackerman. Three things I'm still thinking about: 1. Meet them where they are. The most effective AI deployments happening right now aren't being sold as software. They're being delivered through existing service relationships, wrapped in familiar workflows, with the AI quietly in the back pocket. Enterprises don't need to know the technology changed. They just need the outcome. 2. Enterprises ask about AI governance without knowing what they mean by it. Before you answer the question, understand which version they're asking. Are they worried about data privacy? Audit rights? Operational controls? Regulatory exposure? Each one has a different answer and if you assume, you'll solve the wrong problem. 3. The best AI use cases are boring. One of the most powerful examples that came up was predicting when carpets need to be shampooed across 51 assisted living facilities to save $500K a year in CapEx. No buzzwords. No demo day slides. Just a direct line to the bottom line. That's what gets greenlit. 🚀Leading a discussion at the AI in Real Estate Summit in New York City offered a front-row seat to one of the most important shifts happening in commercial real estate today: AI is moving from experimentation to enterprise-wide implementation. 🎤 I had the opportunity to moderate the “AI Adoption in Real Estate” session at the U.S. Proptech Council’s AI in Real Estate Summit during #REITweek and NYC Tech Week. 🏙️ The discussion brought together senior leaders from Getty Realty Corp. 48 hours in New York City for TECH WEEK by a16z. The AI Summit in Real Estate hosted by Proptech Council was a packed house. Some of the sharpest minds in PropTech, real estate investment, policy, AI. I had the privilege of moderating the *Responsible AI in Commercial Real Estate* panel, a conversation that surfaced something I've been tracking for a while: AI adoption in real estate is deeply fragmented, and governance is still in its infancy. Here's what I'm seeing on the ground: •  Large operators are in defensive mode. Portfolio optimization, acquisition modeling, client-facing evaluations — the big players aren't moving fast. They're moving carefully. And honestly? That's rational. When you're managing one of the largest asset classes in the world, a bad AI-assisted decision doesn't cost you a sprint, it costs you millions and your reputation. •  But the startup race? That's where it gets interesting. The PropTech companies winning right now aren't trying to replace human judgment. They're compressing friction in very specific, very costly workflows. Zoning intelligence. Earthwork risk modeling. Accounts payable optimization. Space utilization (yes, as in outer space). Affordable housing access. The common thread: a quantifiable problem with a clear before-and-after. •  One moment that stuck with me was the conversation around zoning intelligence and earthwork risk modeling, and it brought back something from my own time in real estate development. If you've ever hit ledge mid-project, you know exactly what that does to your timeline and your budget. So when I see companies building hyper-specific AI tools for exactly that kind of field-level painpoint, I pay very close attention. • And then there's PropTech innovation on a longer horizon — climate resilience infrastructure, autonomous building systems, digital twin modeling, self-healing materials. We're in the early chapters of a story that will redefine what a building even is. The real north star for all of it? *Cash flow.* Real estate is an illiquid asset class. Anything that accelerates cash conversion, from AP aging to acquisition pricing to OpEx optimization, is a CFO/COO conversation, not an IT conversation. And in real estate, don't underestimate acquisition pricing: seasoned investors know you make your profit on the buy. Don't let anyone convince you otherwise. The unicorns in this space won't be the broadest platforms. They'll be the most precisely targeted ones. Thank you to everyone who joined us, participated, and helped make this an amazing event!
